Paia Inn always has beautiful photos of beautiful girls on their Facebook page but none of the hotel, perhaps because you cannot take any pretty pictures of a rundown property. The owner seems to have lost all interest in the place and it just looks neglected and unloved. No mention about restaurant and bar being closed on the web site and in truth that space now looks like a dump. All buildings and gardens look like nobody cares, just lots of rubbish and 'things' that require repairs. Web site mentions a safe in each room - could not find one. Web site still mentions on site dining even if it does not exist. But the big information missing is the Amenity Fee of $30 per night that you only get told once the booking is confirmed! Confirmation also tells you about amount due on arrival but hotel will charge your card 1 week early so no chance to change card. 12 years ago Paia Inn was a beautiful place with with a lovely relaxed vibe but not now in 2025, it is just grossly overpriced for what you get. We were extremely disappointed and will not return.

It faced the street side and the window shades did not block the street lights. I am glad we stayed there, but we will unlikely be going back.

Disappointing experience to the point of feeling misrepresented and deceptive. We had a gross badly stained mattress, mold on the ceiling, damaged coffee maker, and dirty sinks and walls. Disappointing experience to the point of feeling misrepresented and deceptive. We had a gross badly stained mattress, mold on the ceiling, damaged coffee maker, and dirty sinks and walls. Our $900/night room was nowhere near the luxury boutique hotel experience promised. The pictures on the website may be from the remodel years ago as the room did not match our expectations. Upkeep is unreasonably poor; this hotel needs significantly higher spending on cleaning and maintenance. Not recommended in its current condition.

This hotel is not as advertised. The hotel's website shows a beautiful wide sandy beach and while it is on the water, it is nowhere close to wherever that photo was taken. We checked into a hotel that advertised "on the beach" with a restaurant and bar. There is a bar area that looks like it has been abandoned. The restaurant is closed. Our room was over the main street and was noisy. The bed was comfortable, but that was the one highlight. There is nowhere to put your clothing--very small area for hanging clothes and no drawers for other clothes. The safe did not work (and I wouldn't recommend leaving any valuables in the room). The sink had no counter space at all and was in the small chamber with the non-closet. We were told that the beach was not accessible from the hotel property, but we could go down to public beach (no lifeguards) by walking down the highway about 200 yards. We went there and it was a campground--the only people there were homeless and camping out. Not at all safe for families. We checked out after 2 nights (supposed to be 5 nights). The hotel requires payment upfront so beware. After complaining, the owner called to offer us a cottage, but to be honest it would not have changed the fact that there was no beach access or a restaurant. He also offered for us to go to a beach club down the street but that wasn't offered to us to begin with and frankly, it looks like a shack and was not inviting at all. I would give this hotel 1 star and that is only because the bed was comfortable. The people at the front desk were very nice and I felt sorry for them since I'm sure they take most of the complaints. Note that this is not an inexpensive stay. We paid nearly $600 per night. I didn't expect it to be a resort, but I did expect more of what was on the hotel's website. I did check the reviews when I booked, but it was difficult to locate the bad reviews as they were hidden, but when I did fine them (once we arrived) they indicated the same experience that I am giving here. Cute town, but don't stay here. You can visit the town for a few hours and then go to Wailea in 40 minutes. It is more expensive, but well worth it.

We stayed one night at the Paia Inn and Rhea was so accommodating during our checkin process. It was clear that our presence was valued, and that it was a priority that we had what we needed before turning in for the night. We found the standard room size to be fine for our purposes (we were spending most of our time exploring the island, not in the room). The room was clean, hot water was robust, and the complimentary tea and coffee was a nice touch. Parking was easy, and we enjoyed exploring the hotel beach during sunrise. Would certainly stay again! Thank you!

Adorable hotel, centrally located, kind staff and good amenities. There were 2 roaches in our room but that comes with the territory in HI. But there was also a lovely gray cat that came to our door every evening. The restaurant looked lovely but we did not partake. The pizza place next door was better than any pizza we’ve had in California (and some of the east coast). Would definitely come back. Easy access to road to Hana, airport, and wailea. Also easy access to the beach and its sea turtles!
