My husband and I just returned from a three night stay at the Simpson House. We stayed in the Hayloft and found it to be perfect for us. The room is a nice size with a comfortable king size bed, sofa and flat screen TV. The bathroom has a tiled shower and plenty of countertop space (a must for me). There is a separate closet that opens to a beverage center. In addition to the coffee maker and refrigerator there is also a faucet that delivers filtered water. That was an unexpected amenity that I truly appreciated.
The grounds are beautiful and there is no reason to ever leave. Between the morning breakfast, the afternoon scones, the evening hors d’oeuvres and the nightly cookies, neither my husband nor I felt the need to go out to eat. We did make a few excursions down State Street, but other than that we mainly relaxed and hung around the grounds.
I could go on, but other reviewers have pretty much covered the good food, the hospitality and the helpful staff. I definitely recommend Simpson Inn and hope to visit again.

We stayed here-for 2 nights for our anniversary. I do not understand the great reviews. Even though the grounds are beautiful and serene , the room”garden room” is anything but beautiful. It is dated , very small, extremely small bathroom. I am going to attach pictures of mold in the bathroom. This is unacceptable. Does not justify this price.
The breakfast is ordinary but served in a nice , calm and quiet atmosphere.
I will not return unless there isa major renovation . It is not worth the price

Wow what a find! Decided to go to Santa Barbara for our 45th Wedding Anniversary and wanted something quiet, secluded, adults only and we 100% found it. This place is beautiful, lovely gardens, delightful staff and the cottage we are staying in, Pendall Cottage is lovely

The hotel doesn’t offer evening meals, but that doesn’t matter, there are plenty of fantastic restaurants within a short walk.
The breakfasts & snacks are all fabulous & the staff attentive and friendly.
Would highly recommend Simpson House.

My husband and I got married at the Inn last weekend. It was the best wedding weekend we could've asked for. The Inn is located in the heart of downtown Santa Barbara, but you would never know it when you're at the property. It feels like you're in a Hallmark movie the moment you enter the property. When you walk into your room classical music is playing and there are personalized touches to welcome you.
We worked with the general manager, Haley, for over a year while planning our wedding. She and all the staff are absolutely amazing. They're kind and accommodating. The breakfast and snacks they offer are delicious. I especially loved the chocolate chip cookies they put out in the evening.
Our immediate families stayed at the Inn as well and were constantly complimenting the staff, grounds, and it's convenient walking distance to downtown. It was the perfect spot to enjoy our wedding weekend with our family. We can't wait to come back!

Very special place with beautiful grounds. The linens and pillows were exquisite. Pricey. Hors d’oeuvres were a special treat, but not much for vegetarians.
Sensational Simpson House Inn
Exquisite food, aesthetically presented, graciously served in an historic setting. Best breakfasts ever, and truly delicious appetizers! Rooms and grounds carefully maintained. All the staff are so hospitable and personable! One of a kind experience! Can’t wait to return.
Great service and facilities
We recently spent two nights at this inn and it was well worth it. Haley was extremely helpful and nice. She welcomed us with an upgrade to a cottage that was very cozy and romantic! It seems like they always have food around reminding me of those club level floors...

It seems like they always have food around reminding me of those club level floors at the Ritz Carlton. The included breakfast was excellent. It is also centrally located, at walking distance to downtown and State Street.

Highlight of our trip to California, wish we could have stayed longer than the 3 days.
It’s amazing that Simpson is literally 2 blocks away from the main State Street where all the shops, restaurants and theatres are yet Simpson Inn is so peaceful we could have been in the middle of the countryside, no street noise, not a sound could be heard as it’s beautiful camouflaged behind high hedging this peaceful oasis.
The moment we pulled into the driveway someone was out to greet us, showed us around the property and took us to our cottage, Plumstead Cottage.
Wow what an amazing cottage, tucked away at the back through lovely courtyard gardens, you enter the downstairs lounge, with a real fire, that we enjoyed using in the evening to take the cold chill from a warm February day. A lovely sink area with coffee pod machine and kettle, fridge stocked daily with complimentary drinks and water. Plenty of seating, table, and whirl pool bath. Upstairs in the bedroom, well appointed with slippers and dressing gowns that we made use of, Milton Brown toiletries in a roomy bathroom with massive walk-in shower with good pressure.
Early evening around 5.30 to 6.30pm they served wine and hors d’oeuvres in the main house, beautiful selection, comfortable sofas and chairs around the fire or if a warm evening out on the porch. Breakfast was amazing, its the small touches like a personalised menu with your name on it, either served inside or luckily for us in February warmer enough to sit out on the wrap around veranda of the main house, waitress served, from coffee and juices, warm freshly baked pastries, fruit or porridge and then an freshly cooked entree, you didn’t need lunch after these breakfasts.
If the weather was warmth enough you could spend all day sat in the beautiful grounds reading a book or watching the squirrels play in the trees, plenty of seating all around the grounds, hidden little oasis.
What we loved is that we could leave the car alone for several days, and walk everywhere, from a nice 2 mile walk down to the harbour for our SB Whale Watch trip, explore State Street and all the shopping arcades and restaurants and spontaneously attended the film festival that was on during a trip.
We look forward to coming back and only wish Simpson Inn was in every state we wish to visit!

Overall Amazing! Beautiful Property!!
If you like cookie cutter hotels, pools with screaming kids and banging doors, this is NOT the place for you. The Simpson House Inn is quiet, adults only and absolutely lovely rooms. Breakfast is amazing, the grounds are First Class and the staff is Superior.

A serene traditional style bed and breakfast inn amidst a lush garden setting. Although located in downtown Santa Barbara, the inn is well camouflaged in a semi-residential neighborhood only a five minute walk to the shops and restaurants on State Street. The room itself was spacious (we stayed in the Tack Room) although the bathroom/shower was space challenged.
The breakfast offerings were a bit underwhelming. Nonetheless, we enjoyed our stay. Location was perfect for downtown.

This place has turned out to the highlight of our visit to California so far. What a find! The house originally built in 1874 is full of charm and character. Everything here is all about quality and special touches.
The welcome is so warm, the house is beautiful, the staff so helpful, the breakfast delicious, as are the afternoon pastries and tea taken on the veranda looking over the amazing garden whilst ready a book, and then the evening hors d'oeuvres with plenty of wine top it all off. The staff turn your bed down and leave chocolates. And all included in what you pay. It makes this place very good value!
The staff can’t do enough for you. I don’t remember staying in a place I have enjoyed so much. We will DEFINITELY be back. Thank you so much for having us!!

My husband and I just spent 3 nights here for our babymoon before our first baby in mid-December. What a magical stay! It’s my first experience at a bed and breakfast and I need to say— the hospitality was next level. Every staff member from the breakfast servers to the cleaners made everything feel so personalized and were extremely thoughtful. Luckily at the beginning of our trip there was really nice weather so we got to enjoy the garden during the hors d’oeuvres hour. Also the breakfast felt like a 5 star restaurant experience every morning. If you love a big breakfast this place is a must stay. Our cottage, the Plumstead cottage was amazing to relax with a bath at the end of the night and the cute breakfast nook where we had our in-room breakfast the last morning.
Some other perks: complimentary parking for guests, 1.5 mile walk to Funk Zone and great restaurants, beautiful Alice Keck Park Memorial Garden.
Would definitely recommend this to any friends/family and would 100% stay here again.

Rooms, common areas and the grounds are immaculate and simply needs to be experienced. Staff is top notch! As a guest it almost feel as you have the place to yourself as guests are spread out among the different furniture groups spread around the property. In addition there are small ripple fountains that gives a peaceful feeling whenever you are outside, as if you were in a serene Japanese garden!
