We thought this was an upmarket exclusive hotel! Moved to second room, the air-con did not function properly so kept my husband awake all night. Moved to third room ( an upgrade)!!! On the first morning my husband had to call maintenance urgently as the toilet was overflowing with detritus and he was trying to stop the floor from flooding.
Last 2 days of our trip there are elephants staying in the room above who make so much noise at 5 am in the morning it is impossible to sleep. You can hear every toilet flush and other aspects that should really be kept private. We had to unplug the fridge every night as it is so old and so noisy it vibrates and makes whooshing sounds all the way through the night.
Some of the restaurants are good but on. 2 occasions I was told they could not feed me as everything was pre-prepared and they could not cope with cooking meat or fish without seasoning?🤔😱 My husband could eat but I could not.

We just returned a few days ago from our 14 day stay at the Bahia Principe Luxury Sian Kaan. We consider this location our Mexican home. There are some items that the hotel has no control over that some complain about (the weather, and the sargassum seaweed), however the weather was beautiful and what sargassum there was, was being removed as quickly as possible. Our room was wonderful, always cleaned and replenished with beverages and chips.
We were greeted upon our arrival with a wonderful hug by Eldrik. I do not know how these wonderful staff members have such great memories. He remembered what room we were in three months ago, when I did not even remember the room number. Eldrik always goes above and beyond with customer service. During our stay we were taken care of many staff members at reception (money change etc.) We also wanted to mention another Reception member that always goes that extra step is Angel. Angel has taken care of our needs for many visits. He is always friendly and helpful.
During our stay we were looked after by many amazing friends. We visited the Katok restaurant at the Akumal. We were cared for by Ivonne and Antonio. The food was amazing and plentiful and the service was the same. Ivonne anticipated our every need.
At the Maiko we always ask for Edgar. Edgar has cared for us when we visit the Maiko for many years. He remembers our preferences and our dislikes. Now when we visit, we ask him to order for us and we are never disappointed. The food at the Maiko is amazing.
We visited the Dolce Vita at the Akumal. We had Diego and Serefino as our waiters. Even though the restaurant was very busy the service was outstanding. The food as always was amazing. We always have a difficult time deciding which foods to choose as there are so many wonderful options.
When we visited the Alux at the Sian Kaan Flavio was our waiter. Flavio was very attentive and professional. The Alux was also very busy when we were there and Flavio was able to multi task and look after everyone’s needs
We often ate our breakfast at the Akumal Buffet. We were so happy to find Jose Cauich Pech and Margarito. These two gentlemen never stop running. They are an amazing team. We have been cared for by Jose for close to 15 years. Our table was always cleared quickly and our cups and glasses were never empty.
At the Sian Kaan Buffet we were looked after by Antonio and Eglaydy. Both of these individuals are amazing. Once we had a placed an order one day they remembered our drink preferences and even before we were fully seated, they were already preferring our beverages. In the evening, we were cared for by Alina. She remembered us from a previous visit. Alina’s service was outstanding.
The days that we stayed at the pool we stayed at the Sian Kaan Sushi Bar Pool. While there we were cared for by Rodrigo. Rodrigo is another individual that made a large impact on our vacation. He was frequently checking on each guest around the pool to see if we wanted a beverage and quickly brought one if we did. The beverages that he brought/ made were wonderful. Rodrigo is incredibly friendly and always has a smile.
Each of the staff members mentioned above made our vacation so much more enjoyable. We were able to relax knowing that all of our needs would be taken care of. We consider each of these individuals our friend and each of these individuals are why we consider the Bahia Principe Sian Kaan our Mexican home and why we continue to return time after time!!

Very relaxing time set in a natural environment where natural habitat and tourism coexist in optimal conditions. The only regret is the daily construction activities (for a fire prevention system) that also impacted the water filtration system of the main swimming pool for half of our two-week stay. And an unfortunately hard steak at the Mediteranneo restaurant in Coba. But other than these, we had an amazing time and the weather was just perfect. Looking forward to returning in February 2026!

Frankly this was one of the best resorts I've been to and the staff were exceptional in every way, a couple things:
1. Cancun airport is bad, as in you land and two hours later your bags start coming out at the baggage claim, it was brutal and I doubt anything can be done but just be prepared;
2. As a result of the above, and as a result of how far the hotel is from the airport, if possible, fly into Tulum. If not possible, pay for the private transfer, we did this and were so so grateful we did-- we still got in quite late around 10:20 as a result of waiting two hours for our bags, but we still arrive over an hour and half before the Airtransat transfer from the airport that is included;
3. Download the Bahia app ten days prior to trip and book as many restaurants as you can, they are usually completely booked however you can also look on the app during the day while you are there and see where there have been cancellations and take those resos:
a) Best restaurant is by far the Hindu restaurant followed by the steak house-- skip
the seafood restaurant if you have to choose between it and another restaurant.
4. This resort is not beach side, we knew this going in. There is a tram line with different lines taking you to different resorts, they come very often however:
a) From the resort to the beach is just under a 9 minute tram ride;
b) There is no line up, so even if you are at the tram pick up first and lots of
people join after, no one really cares and it's a free for all when the tram gets
there-- sometimes you have to be a little aggressive and you have to be quick to get a seat;
c) Ask staff to explain the tram system and the different lines, it is confusing at first but once you understand where each line goes it's easy;
d) We only had to wait over 30 mins once for a tram back to the resort from Akumal once, it was around 10:30 p.m. and it seemed everyone was attempting to get the tram at that time, just keep that in mind as it seemed to be the busiest time to get a tram at night.
5. There is sargassum, however the staff is pretty good about getting it cleaned up every morning, but it is there, and it does have a very strong odour;
6. The adults only beaches are nice but not particularly quiet (the resort is much quieter than the others which we enjoyed but if you are a partier who likes a lively atmosphere during the day, choose one of the other Bahia's). The snorkelling in the bay of the adults only resort is great, so many fish and they are clearly not afraid of swimmers;
7. The food is incredible, I don't mean just for Mexico, it was good for anywhere really, so many options and so many different restaurants to choose from;
8. The room is clean and the AC worked great, hot showers were never an issue, bath towels were exchanged anytime you wanted them to be and housekeeping was very thorough;
9. Staff is amazing, I basically didn't have to look for a staff member ever, they seemed to appear out of nowhere when you needed one, they were so friendly and helpful and just generally appeared to enjoy being there (no one loves their job all the time but they never made you feel like it was an imposition when you needed to ask a question or needed a drink etc);
10. The hacienda is nice, however everything is overpriced, you can find these souvenirs much cheaper outside of the hacienda, but it is still an interesting place to look around and have a drink/they have a convenience store if there is anything you want that you can not get at your resort;
11. As the resort is very far away from the airport (just over an hour) the Airtransat transfer picked us up very very early so be prepared for that (picked us up at 2:45 p.m. for an 8:30 p.m. flight)--again we suggest getting a private transfer as we got to the airport so early the baggage check wasn't even open yet and all of the passengers for the plane literally just had to stand in line waiting for almost 45 minutes before it even opened, then we were stuck in the airport for hours waiting for our flight.
Generally, a great vacation and while we may not necessarily return to the Sian Ka'an, we will be back to this particular Bahia compound 100%.

The staff was super nice and helpfull. The food and the resort amenities were amazing. The staff saw birthday balloons in our suite and when we came back to the room we had a bottle of sparkling wine and glasses waiting for us. Special thanks to Miriam, Jana and Janita at the buffet. They also gave us excellent service throughout our stay. The day of my birthday they made a special arrangement at our table for lunch. It was so sweet and thoughfull. Thanks for all the staff for a great 60th birthday!

The location is very nice but very overgrown. The pools couldn't get great sunlight due to the overgrown jungle affect. The room was a first floor with a hot tub, however, when we inquired we were advised that not may hot tubs worked. There are 2 specialty restaurants at the Sian Ka'an and the others are located across the street where you have to allow time for the tram (not horrible, but does mean extra time). The pools at Sian Ka'an are small and few activities. Had a couple issues with the staff locking us out of our room for ridiculous reasons and having to waste time to get the room opened up. We have stayed at Bahia's 7 times and have never had issues with being locked out of the room or having the staff disable our app account 3 days prior to leaving so we couldn't view restaurant reservations, etc. Spoke to the "Butler staff" and they were of very little assistance. Asked for the hotel manager Fernando and never heard from him after 3 requests. One staff member told me he was "too busy to deal with our minor issues". I guess he was too busy to reach out to the guests. We will never visit this location again. Good Luck to you!

This was our 8th time back to SK. We flew down with Air Vacations, which was quick and simple, we flew in Tulum this time. A wonderful airport. It was 1hr 20 minutes to the resort, but after speaking to people flying into Cancun we were quicker in getting to the resort. 1 hour return time to the airport, early morning travel time. The food prices in the food court at the airport were very reasonable compared to Cancun, great wifi.
We were last at the resort Oct/Nov 24 with friends and will hopefully be back Oct/Nov 25.
The check in process was great, pre-registered prior to our arrival, I booked all our restaurants 10 days out from our departure date and had no issue getting to the restaurants we wanted.
The buffet and all the specialty restaurants were fantastic, especially the two at SK. We never went hungry, and never had a bad meal.
We received an upgrade to our room upon our arrival which was a nice surprise. We had some issues with the room which handled by the staff. They did their best until we were moved to another room which settled all the issues we had. I would like to thank Fernando and his team for listening to us and making the change which assisted us in having a relaxing vacation.
We all had a great time while we were there, enjoying the grounds and the pools both at SK, Tulum and Akumal.
Just a couple of things to keep in mind. There are a lot more trolleys and vehicles moving around the walkways around SK and the other resorts. Those include maintenance vehicles, bicycles, baggage delivery and Premium shuttles. I like the fact that the company is going green but when the vehicles are quiet, they sneak up on you when you are walking which causes a safety concern for the walker. The vehicles push by, and it might cause an injury to a walker if they are not aware of the carts around them, especially during the day, during the nighttime the headlights of the cart bring them to your attention. Texting and talking using their cell phones while driving is big with the cart drivers-bike riders, and we know what the effects of that can cause. With the resorts being busy, more carts moving around and the more you have to move out of their way.
The trolleys between the resorts seemed to have improved since the fall, less wait times which made the mad rush to other resorts easier for dinner.
I still have an issue with the resort changing their Canadian whisky being offered from Crown Royal to LTD, which is a cheap US substitute for Canadian whiskey. The main lobby bar did have some Canadian Club, but it’s still not as smooth as Crown Royal.
All in all we had a nice break from the winter cold, thank you again for your hospitality.

We are regular customers to the Sian Ka'an and we enjoyed our stay. The golf course is fantastic and the employees at the Sian Ka'an are great. Those are main the reasons why we go there. Special thank you to the Buffet staff that are incredible (Mirian, Alina, Daniel, Antonio, egliadis). They make you forget that there is a sharpe reduction of choice of main course at the buffet. It is still good but it lost its greatness.
The Sian Ka'an room has been refurbished which was a big plus from last year.
On the negative side as we love to dance, there is no longer any Latino music at night. They are playing radio music that we hear at home. You no longer feel you are in vacation in Mexico. In our 12 days stay we never had a chance to dance at night in the Sian Ka'an. Note: We went to the Iberostar in the Dominican Republic in December 2024 and we danced every night (Bachata, salsa, cha cha, merengue, foxtrot, and rumba). We had that in the past at the Sian Ka'an. Please, please have Latino dancing music back.

Just got back from 2 glorious weeks at Bahia Principe Sian Ka'an. We initially booked a regular junior suite and it was good, but a bit dark, so we inquired about an upgrade to a Superior Jr. Suite. We moved to a beautiful room and loved it. It was so worth it. The food at the buffet restaurant was very good. In fact we cancelled our a la carte reservations and stuck to the buffet for 2 whole weeks. We had great service from Faustino at breakfast and lunch. For dinner, Alina ( with help from Marisol) treated us like royalty. Simply fantastic service!! While we had access to Akumal, Coba and Tulum, we only visited for short periods of time. The calmer, quiter vibe at Sian Ka'an was our preference. We can't wait to go back and reconnect with the many new friends we made (staff and guests).

The food standards have definitely dropped and food was less than lukewarm. In saying that the staff are still wonderful and do the utmost to solve any issues that may arise ( we had none ). The grounds are lovely and well maintained. In 12 years of coming to SK it has never been modernised and some small touches have now disappeared. No more pillow menu , no chocolates at turndown service, paper napkins ( most of the time ) in dining hall buffet. Carlos at the lobby bar is fantastic and very helpful.

We are just back from our stay at Sian Ka'an and were somewhat disappointed. This is definitely not luxury. We are not difficult or picky people, but with the significant increase in cost for traveling to resorts, we are now going to be more selective in where we stay. The rooms and lobby are very dated - more in line with 3*. But, the showers were hot, and the room was always clean. The beds and pillows were hard, and our safe lock was broken. It took several hours upon arrival for it to be fixed. The constant hammering and sawing from the nearby property into the late night hours was unacceptable. The Sian Ka'an beach is nice if you don't mind wading into coral rocks or foregoing leisurely strolls along the water. There are always chairs available tho. This resort is connected to 3 other resorts. The shuttle to/from the resorts became tedious after a few days, especially if you're making several trips back and forth in one day. And, it's not always a 20-minute wait for it. Sometimes, we waited up to 45 minutes for it to arrive, with a 20-minute drive back to the resort, as it makes several stops along the way. The pools are nice, however, the one we preferred in the "quiet" area had maintenance being done nearby, and we had to listen to jack hammering for the whole week. The staff at the resorts are amazing. Always so kind and helpful. The food at the buffet was good and like fine dining at the a la carte restaurants. Avoid the buffet at Akumal - the food is meh, and the people are super rude and pushy. The entertainment at night was really good. Just be sure to get there early if you want a seat. Overall, for the price we paid, this resort was just ok. Definitely not the "luxury" we were hoping for. Like another reviewer mentioned, the place grows on you.

Furniture is very date, stained, chip, grime in bathroom, shower screen filthy, a fridge in the cupboard with the coffee machine in cupboard also, blackout curtains have holes everywere, ripped, stained and furniture falling apart! Rooms were cleaned nearly everyday with beds made but turn down service only happened 3 nights if we were lucky! Tv has no instructions so we could not find any English channels even for backround noise( this is a small thing but sometimes its nice to chill out in morning to news or something not a big deal) No instructions how to order room service via app as does not appear in English again we are travelling to another country but wouldve have been nice to have the oppertunity to enjoy that! Grounds are spotless and entertainment staff were outstanding! The pool bar but ok the manager had a bit of an attitude and food has went down hill massively! Al Carte resturants were good only thing is i had allergy card and was told I cannot alter the menu you will have to order it and push the item to the side !! Buffet was amazing never had a bad meal and great selection! Beach is amazing only the wait on carts gets a bit annoying as if its full you have a longer wait but staff were always pleasant! We also enjoyed the Valentines meal only down side is walking to toilet etc you were balancing on edge of pool as it was awkward to get around and again could not cater for my allergy card to had to go to buffee after paying $2000 MX for meal! Tui sell this as 5 * Premuim which i think this resort is not that at all 4* at a push! If the resort rooms are updated etc we would return!

Although I have reviewed this hotel numerous times, we have just returned from our 13th visit to this hotel. It’s always a pleasure to come back and be treated like family. Food was a little disappointing this visit, but they have had recent changes with chefs and management. I had a chance to speak to the new general manager and gave him some feedback on what would be desirable updates to the complex. Although some people may complain about not being directly on the beach, we have found this to be a bonus as the jungle provides its own charms. Access to the beach is very easy via the internal transportation system or even a lovely walk to get rid of all of those extra calories! We always feel very safe and secure when coming to this resort, which is an important aspect to having a relaxing vacation. This hotel is definitely good value compared to other resorts. Thank you to Gabriel, Carlos, Daniel, Estefany and the rest of the team. We will be back!

First of all this is not what the UK traveller is expecting 5 stars to be. Lots of Canadians but limited UK customers. Customers always stating this place is 5 stars are delusional, as this is a true and honest review.
The room was a penthouse suite, this was large and clean but very, very dated. The Jacuzzi was rusty, kept leaking and is old. We had to keep the tap running to keep water in the tub, even after contacting reception to resolve.
Cleaner was hit and miss, start of holiday was good but last three days was terrible with us having to call for the room to be cleaned.
Pool bar was great for morning or lunch but night time was so slow. The guy/guys serving just didn’t acknowledge customers unless they were tipping them. I would totally change this team, as it lets the place down. Food was lukewarm on a night.
Al a carte restaurants I cannot comment on as we couldn’t get booked into any due to them being fully every day. When we did get a call it was a hour before we was due to go to the restaurant but we had already eaten. If you are going by TUI they will book you in for 6.30pm but that is way too early for most to eat or get to restaurants as they are spread over many hotels. I believe you can book upto 10 days before on there app but was never told this by TUI so was let down by both.
The buffet food is COLD !!!! Yes that is right, everyday the buffet is cold it doesn’t matter what time you go they cannot keep the food warm. I am surprised no one was ill. Good point was the seafood prawns and salmon was excellent.
Beach was clean and staff attentive, again if tipping.
Most staff are friendly and work hard but do want to be given tips, so make sure you have done dollars.
Transfer time from airport is around 1 half hours going I hotel but 2 hours going back to airport so make sure you take this in to account on flight time.
Overall I would recommend due to cold food, travel time and age of room. Again, nice hotel but no way 5 stars more like a 3 star so bare this in mind when what you are paying. Nicer hotels closer to the UK.

We had a really lovely stay we had a few issues with our room being to noisy and they moved us no problem .we enjoyed the al a carte restaurants that we were able to book .only issue we had was that although the food looked amazing it was cold...

We had constant problems with our toilet in the room kept blocking, once it actually flooded the room. No we wasn't putting toilet paper down the toilet ilehich was what the staff kept applying when we reported it.
Food at the buffet was quite poor. Wasn't very hot, and seemed like it was left standing for a while. There was plenty of variety st breakfast, service was good.
Free shuttle buses to take you to other hotels,cand chance to make reservations at the restaurants there. This made our holiday as the buffet at our hotel was poor.
Our very own adults only beach was amazing with a good bar service there.
Entertainment was good with various singers and acts each night.

I desperately wanted to love this resort! I'd been following the fan Facebook pages and there's a HUGE following so I had high hopes. I've been to over 10 resorts in the Mayan Riviera/Playacar/Playa Del Carmen area and have yet to find one that I loved enough to go back to. I was really hoping that this was the one but, unfortunately I wouldn't go back unless it was maybe super cheap.
I'm not saying our vacation was terrible, it was fine...but just fine. It wasn't a cheap trip as it was over Christmas...so I paid around $5200 CAD for 2 of us for the week.
So let's start with the room. We had a standard room and it was fine. Relatively clean, bed was comfortable and it was relatively close to the activity pool so location was good. We had ground floor which was handy. The food was fine...nothing spectacular, but edible. We went to Alux twice...the first time was really good, the second wasn't great at all. The buffet was ok...we were both able to find things to eat most days...food quality wasn't fantastic but edible. The snack bar again was edible but not great. But for late night or a non buffet breakfast, it was fine. We did a few other a la cartes at the other resorts and all were ok. We enjoyed the Brazilian and the steak house was nice being right on the ocean. Food wasn't bad there either.
Entertainment wise, we found we had to go to one of the larger resorts for better shows and decent seating. The seating area/stage at Sian Ka'an was terrible. We had a great evening on New Years Eve...really fun party but, other than that, we went to one of the other resorts for entertainment. Definitely do not miss the Origin show...it was so good. The Fiesta at the Hacienda was definitely not worth the upcharge at all. Show wasn't great and the food options were terrible.
The animation staff were really good. They were super friendly and tried to keep things going at the party pool most days. I can't fault them at all. We really enjoyed them.
Drinks were not great at all. I found anything that had some sort of juice aspect tasted so much like chemicals/artificial juice I couldn't drink them. Over the week, I never found a drink that I'd try more than one of so usually stuck to Cerveza or just Cappucinos as those were fantastic. (except you couldn't get them at the bars past a certain hour which was weird to me...but could grab them from the snack bar)
The SK beach club area was ok....the bar/sitting area itself was usually dirty...there was garbage under and behind one of the tables that was there the whole week. Lounge chairs were fine and swimming area was ok. We didn't spend much time down there at all. Bartenders down there were hit and miss. We tried the infinity pool area at Akumal and it was ok. But we usually stuck to the SK pools.
The trolley system was decent. We never had a long wait and the drivers were super friendly and accommodating. It was sometimes a pain being so far away from things but we liked the quiet atmosphere at SK during the afternoons for sure. And, looking at the other 3 resorts, we would definitely choose SK over them as they were all super busy feeling and chaotic. SK was a nice quiet vibe most days. Especially the "Sushi Pool" area. Pools were clean, service around the pool for drinks was usually really good, the foam party was really fun, and there were always activities at the main pool if that's what you're looking for...but lots of quiet pools if that's more your speed.
All in all, it was an ok trip...we didn't love the resort, we didn't hate it but I definitely wouldn't go back as there are SO many better options in the area especially for the price point. We love Mexico and have been going there for over 25 years...I've stayed at great resorts, terrible resorts and everything on the spectrum. I'd say this one would get a solid 5.5/10. We met a really awesome couple from Ireland who made our trip more fun but, in all honesty, we just did a March Break trip to a 3.5 star resort in Cayo Coco and had a MUCH better trip than we had on this one. I'd go back to that resort in a heartbeat...this one, not so much.
If you get this resort super cheap and like a quiet vibe then go for it. But, it's definitely NOT a "luxury" resort...don't let that moniker fool you for sure. It's a decent 3/5-4 star at best with some pros but some definite cons as well. The friends we met had SO many issues and had a terrible trip...luckily we didn't have any major issues like they did so our trip was fine.

Definitely NOT 5 star Luxury

We recently returned from a 2 week stay at the Sian Kaan, we had had this holiday booked for 2 years to celebrate our 10th wedding anniversary.
The hotel description and positive reviews led us to pay that little bit more than usual expecting pure indulgence. How wrong we were, the hotel was very tired, run down and in need of major refurbishment. The furniture throughout the resort were dirty and stained, the paths to our villa were covered on trod in seeds and leaves from the trees that weren't cleaned at all while we were there, same with the pool area...dirty and uncleaned throughout.
The buffet became very repetitive and tedious, too much choice leading to food been out for long periods and cold by the time you wanted to eat, just not luxury at all.
The other 3 hotels in the chain we were able to use were much better thanours was it looked as though they had all been revamped, modern with more facilities.
On the plus side the staff were fantastic, nothing was too much trouble for them.
Our room was kept clean even though it was tired(broken chair and dirty sofa.
Definitely felt we didn't get value for our money as the hotel is not 5 star and definitely not luxury.

The a la carte restaurants were wonderful, although very difficult to book as reservations fill quick. We typically ended up booking day of between 3-5pm once there had been some cancellations. The buffets always had quite the variety of options to choose from as well.
It’s really nice that the “all inclusive” extends to the other three resorts on the property - we were never lacking on anything! The shuttles that take you between resorts is perfect.
We would highly recommend to anyone looking to travel to Mexico!

The secluded location in the jungle had a sense of serenity and calm whenever we wanted. The close access through provided shuttles had us beach access and a different vibe whenever we felt like a change. Adults only kept it relaxed and the ala carte options through all 4 resorts meant dining was always new. Never had a bad meal and enjoyed the service and hotel staff and amenities. Only our second time doing all inclusive and if we decided to go all inclusive again would definitely return. The rooms were clean and comfortable and nothing was far from our room. Staff were friendly and helpful. We are not beach people but enjoyed walking the beach and watching the waves crash in from the gulf. Lots of pools and seating for those who want to work on their tans. The grounds are well maintained and there is wildlife all around , with a large Iguana hanging outside our room all week. If you are looking for a relaxed home base with access to more party gives on demand would recommend as a place to spend a week.

The variety and quality of the food were outstanding, with so many delicious options to choose from. Every restaurant we visited impressed us, except for one night at Dolce Vita, where the service was lacking—though the food itself was still great.
Beyond the dining experience, the entertainment was a highlight. There was always something fun happening, and we met some amazing people along the way. The staff truly go above and beyond to make guests feel special.
We cannot say enough good things about Sian Ka’an. It was the perfect mix of relaxation, adventure, and luxury, and we would return in a heartbeat!
