This is my third consecutive year staying at the Kiahuna Plantation and it always is a phenomenal choice. It has retained its old Hawaiian charm for all these years, which gives off the aloha spirit. Don't go in expecting all brand-new appliances or modern design - it's meant to be pristine Hawaii. Esch unit I've stayed in has had all the amenities you need, and it's in a perfectly central location! We walked to all of our dinners and barely needed the rental car.

Well what happened to Kauai? Especially this tired old resort. We stayed in a 1 bedroom Unit 186. The view from the balcony was lovely and the perfection ended there. This particular unit is sad and in need of total refurbishment. The carpet is dirty and soiled, the frames of the windows in the bedroom are rusty and covered with cobwebs. The furnishings in the living room should be put into a dump. All in all it is a very poorly maintained condominium. The kitchen counters are tiled with dirty grout, not especially conducive to confidentially preparing a meal. Kitchen appliances are old and grubby. The bathroom is old and grubby. I believe The
Parrish Collection Company should inspect their units before promoting such an embarrassing example of their dated and badly maintained vacation rental.

My wife and I booked a semi-ocean view condo sight unseen via Costco to celebrate our 30th anniversary. We were pleasantly surprised to find that our condo had air conditioning! [Unit #317] Not that we needed it too much, the weather being a consistent 75* by day, but it was nice to have after expecting to not have one. The view from the large lanai was small pieces of ocean and a touch of surf, making the lovely orchid-filled garden below the better view.
Sunsets were best seen by walking to the beach, left through the Sheraton, and on to the first point - about seven minutes from the condo. (While I’m talking distances, the pool at the nicely appointed athletic club up aways and across the street is a ten minute walk. There is good food directly across the street only a few minutes away - pizza and Mexican.)
The spacious unit also had a full refrigerator/freezer with working ice machine and all the equipment one could need - it lacked foil, wrap, spices, oil, etc.
The king sized bed was comfortable, double-sheeted, plenty of pillows, a ceiling fan, and another fan (probably leftover from its pre-AC days), and a huge TV! Took some to figure out how to get it to work - sorry, you’re on your own there!🤷♂️
The third floor unit did present some issues for us slightly older folk, carrying the luggage up and down, and the daily in and out meant careful planning to avoid unnecessary trips.
The location in Poipu is superb! We really felt like we could get to everything in a half hour or less and didn’t mind the longer trips to Princeville and Kapaa and Waimea Canyon.
Port Allen was twenty minutes away for our sunset catamaran dinner cruise, Spouting Horn was a must see multiple times being so close, and Poipu beach snorkeling was just our speed!
We would return - but hopefully with enough lead time to arrange for an ocean front unit.

Love this property. So quiet and peaceful especially in the evening. Having a kitchen is very convenient but beware that groceries are very expensive. We loved buying fruit from local vendors.
Love the beach and easy of getting towels and chairs for the beach.
this is a complex with great pool, tennis and pickleball courts, lovely dining area, and views of the sunset over the ocean. not great beach though. but close to the Kahaluu beach park. close to grocery store and shopping mall with a theater.
Heavenly place to stay, along with our son and daughter in law!

Have Low Expectations and You Won't Be Disappointed
Have low expectations.... This basically a very tired vrbo, with zero amenities (e.g., no on-site pool) zero housekeeping, zero air conditioning and rather unpleasant staff. You make reservations for a particular unit. So if you can figure out which one you want (some do have air-conditioning!), you should see if that particular one is available.
Overall, I would say that this is a place that needs some love.

Rented through Outrigger. The grounds were nice and the staff were very friendly. But our unit left much to be desired. As soon as we opened the front door there was an overwhelming mildewy smell and it permeated the entire unit. I think it is because the unit doesn’t have a/c and is not well ventilated. Although a standing fan was provided the unit was very hot in the afternoon. The ceiling fan seemed stuck on a low setting. The noise from
the main roadway was also very loud even into the night. The kitchen was equipped with basics but the cookware was pretty beat up and there weren’t enough of basics like coffee filters. The furniture on the lanai looked dirty and the tabletop had a crack in it. I frequently stay at other Outrigger condos throughout the islands and have really enjoyed them but unfortunately I don’t think I’ll return to this one.

Nice room but very noisy and hot.

I have mixed feelings about this resort, the grounds were very beautiful and well kept. The room was clean and it had a kitchen. It was very easy to get around. Only a short walk to the beach and they give you access to the fitness center around the street. However I had 2 very big problems with our room. First there is no air conditioning. It was 90 degrees and very humid during our stay and we were very uncomfortable at night. Our second day we had to go to target to buy a couple of fans just to make the nights tolerable. The second issue is there are no glass windows, just shutters so it’s very noisy. We could easily hear our neighbors conversations or people walking by outside and twice a night we could hear the sprinklers come on and it would wake us up. The 3rd and most disappointing thing was we paid for an ocean view room and we got a partial ocean view room at best. If you stand in the exact right spot you can see a little bit of the ocean but it was very misleading. On our next visit to Kauai we will be staying at a different hotel.

Brian C is a lying liar who tells lies, and I have the photos to prove it.
This property is absolutely stunning and there is practically an army of groundskeepers working from dawn to dusk keeping it that way. Flowers everywhere, fallen leaves swept off immaculate lawns multiple times a day. Brian also claims that he's been coming here 20 years and he's just now decided that...

Flowers everywhere, fallen leaves swept off immaculate lawns multiple times a day. Brian also claims that he's been coming here 20 years and he's just now decided that the pool being at the athletic club across the street (which the website is very up front about and guests can use all the amenities for free) is a problem for him? I call BS on that. My wife and I are in complete agreement that when we return to Kauai, we want to stay here again.

Loved this place… the grounds are beautiful and location perfect for a Hawaiian adventure and vacation.. we didn’t need ac and fan are more than enough in this tropical climate. I’m definitely staying here again.
BUYER BEWARE- (see Google reviews too) show $350 non negotiable at check in ‘checkout and cleaning fee’ Otherwise great.
As mentioned in other reviews $350 ‘checkout and cleaning’ fee not included in bookings. This is paid at check in. Be prepared to pay! It seems the same for short and long stays. Our sea view apartment was 13-72 was well appointed and as we had such a lovely view...

Our sea view apartment was 13-72 was well appointed and as we had such a lovely view decided to eat in most days. Got take out from Bangkok Happy Bowl and Sushi Bar one evening that was good. Even saw whales breaching while eating lunch on our lanai. Pool is at the Athletic club across the road with coffee shop and restaurant. Lovely grounds with lots of birds and big lawns especially for children to explore and play. Beach is great for children and adults with beach chairs. Surf and boogie boards avail to rent. See my 5* review of Kaua’i Surf School. Loungers are on the lawn with a good view. Walk along to Poipu beach park with great shallow snorkelling.
