I can't for the life of me understand all the good reviews. Granted we were at the end of their season but if you are going to charge full price for a stay, then keep the standards the same as the high season. The room and the hotel are beleaguered. The chair in our room was stained and torn as was the shade in the bathroom. No curtains on the windows. Celebrating our wedding anniversary we chose to stay in the most expensive room with the Oceanview. The ocean is at least a mile away. It was on the 3rd floor and the 4th floor guest above us made noise every time they walked. This is an old building with little to no soundproofing. If you are a sensitive sleeper, stay away! We had to purchase earplugs to sleep. The bathroom had no heat. The breakfast and coffee was inedible. And the staff, excluding the housekeeper were very unfriendly. It's in a good location for walking into town or for entering the Marginal Way. But that's it! It is off the main road but on another road that went to another resort. The traffic noise was bad. So many other hotel choices. Would not stay here again.

The hotel location is perfect for walking into town and Perkins Cove. Stayed one night but was very charming and staff was welcoming.
Room was spacious and very comfortable, had everything we need. Parking can get hairy, but staying here allowed us to park our car and leave it there, which meant a lot. Hotel manager helped me carry bags as my husband brought the car around and chatted with me the entire...

Well-situated: walking distance from the downtown area of Ogunquit and Perkins Cove. It is a few yards from the start of the Marginal Way (though there is not a direct path that connects the Colonial Inn grounds to the Path). Good parking at the hotel - which is in general in short supply in Ogunquit.
The Inn is comprised of a few buildings; we stayed in the main building. The building is light and comfortable - especially for being a fairly historic building. The ocean view room that we stayed in on the third floor did have an ocean view, albeit somewhat obstructed; other ocean view rooms may have a more complete view. That said, we were able to clearly see the sunrise from our bedroom.
One note: as the main inn building is historic, our room featured a floor that was noticeably tilted. The tilting was consistent, so we did not experience multiple angles. That said, the slight incline was perceptible as we crossed from one side of the room to the other.

I spent WAY too much time researching locations along the southern Maine coast. I finally settled on Ogunquit as it had all of the things we were looking for. Great views via Marginal Way, cute shopping and restaurant options, lively town with a theatre and other events etc while still casual and laid back.
It was important to me that we could park our car and walk most of the weekend -and we did! Access to Marginal Way is adjacent to the property. We walked from the property to Perkins Cove via Marginal Way. It was a fantastic walk with some of the best views of the Maine coast that I've seen. Highly recommend it, believe the hype!
We reserved a suite in the original owner's cottage called the Beach Rose. We wanted a quiet stay to relax and this location was perfect. We loved having a separate space for the sitting area and kitchenette. The bedroom was comfortable and spacious with lots of natural light.
We would definitely recommend The Colonial Inn to our friends and family.

The location is just perfect, at walking distance from everything in Ogunquit and from the beach, just a stone throw from the entrance of the Marginal Way. And the grand piano in the lobby is always there if you want to tackle the keyboard.

Absolutely going to stay again.
Our visit was great from start to finish. Warm cookies and hot apple cider in the lobby each day. Very comfortable room with a great view and close to the Marginal Way, Perkins Cove as well as so many restaurants and shops. Definitely going to stay again.

We enjoyed walking the short distance to get on the Marginal Way for a spectacular stroll to Perkins Cove. Likewise, a short walk brought us to the center. Ogunquit has kept its small town vibe with so many independent shops.
We highly recommend the Colonial Inn for an Ogunquit getaway!

Service, quality, COMFORT….its a big 10.
We stayed in countless places over the years, but the Colonial Inn best. Maybe it was the staff who went out of their way to make you feel welcome, comfortable, and informed. Perhaps it was how well the rooms in this old hotel have been updated with furnishings and amenities....
We stayed in countless places over the years, but the Colonial Inn best. Maybe it was the staff who went out of their way to make you feel welcome, comfortable, and informed. Perhaps it was how well the rooms in this old hotel have been updated with furnishings and amenities. Perhaps it was the lobby area with coffee and warm chocolate chip cookies at 2 PM or the fruit and snacks available, or maybe it was the bowl filled with salt water taffy.
It was the first warm summer day, so perhaps it was the pool and the hot tub under the sun or maybe it was sitting on one of the porch rocking chairs after having dinner in town. Perhaps it was the cold breakfast next warning which was filling for us.
OK…It was all of this, and perhaps you should just book it. You won’t regret it. We will be back for a longer stay.
