Either Improve or Close the Hotel

Booked a weekend ski & stay package the MW offers. I’m a former engineering director for major US hotel, so I tend to be somewhat critical when I stay at various hotels domestically, and abroad. I’ve been visiting the Mt Washington Hotel for many years, (mainly for dinner and events) even prior to Omni acquiring it, so I’ve seen the good and bad overtime. Obviously, one expects a certain amount of ‘vintage ambience’ in a 125 year- old property, but my observations go beyond that.
We stayed in room 131; one of the still-original configured rooms; it was clean, and more-than adequate in size. The mis-matched furniture is old and worn, looks yard-sale purchased. There were children’s stickers stuck on the back of the desk chair, and the night tables, which tells me pre-check inspection is lacking. The electronic door lock wasn’t operating properly with either key card, and took many attempts to release the latch, (typically a weak battery), but again, this is an inspection item on any good hotel pre-check list.
The mattress was considerably worn and was noticeably lower at the head than at the foot of the bed. We slept with our heads at the foot of the bed so as to avoid sleeping like we were on an inversion table.
With all the heating shut off, our room temp was 71-73 degrees. Entirely too hot for a room, especially for sleeping. Other guests we spoke with said the same; their rooms were stifling hot. The front desk confirmed that this was a common complaint. I might add, (subjectively of course), that the lobby and the common areas were very hot. I estimate the 1st floor hall to be approximately 77-80 degrees. I understand the challenges in controlling temps in a large, wooden, antiquated building (my background is mechanical engineering), but surely it must be possible to bring these temps down somewhat, creating a more comfortable environment, while conserving all-too-precious energy?
So, we opened one of the old windows, (which required some struggle), bringing the temperature in our room to a comfortable 65 degrees, and a more sleep- friendly environment.
The common areas of the hotel are in serious need of refreshing. Common hallway doors are blackened with use, and crooked. The carpet on the main staircase is frayed and seriously worn, lobby furniture is old and worn. The age of the hotel should only show in it’s classic styling and grandeur. In the end, you either maintain a property, or you don't. Broken or worn furniture, water-stained ceilings, worn carpeting, are not signs of a vintage historic property, they are signs of neglect and poor management.
The outdoor heated swimming pool is not heated adequately considering the outdoor temps were close to (and below) freezing. We could find no accommodation to change into (or out of) a bathing suit anywhere near the pool. No signage, etc.. So, we gave up on trying, and frankly, the pool water felt far too cold to enter; especially if we had to walk back to the hotel in a wet bathing suit with a 20 mph wind and 25 degree temps…(I don’t want to even think about it..) There was no one in the pool, nor the jacuzzi, which I think may have been broken.
We ate at Stickney's (the main restaurant was closed) and the food (as always) was good, but extremely overpriced (Think NYC Steakhouse + 25% prices).
In all, I would rate our stay disappointing. The age of the building aside, Omni needs to improve on many levels with this property. Regularly scheduled maintenance would be at the top of my list for starters. When guests book an Omni Hotel, they have a certain level of expectations which are incumbent upon the individual property to meet. I, for one, didn’t feel our expectations were met.
If you want to stay here to experience this historic hotel, book a one-night stay; have dinner, drinks, then leave the next day. And keep one eye closed the whole time.
I emailed Omni and the property's general manager with some suggestions for guest experience improvement, never heard back from either.
