We just came back from a two-night visit to Newport. The Mill St Inn is the perfect stay. The building, guest rooms and common space is so thoughtfully designed in a gorgeous old building with tons of charm, but with all of the updates. We stayed in a 2-story townhouse room w/king bed. We also had a lovely gas fireplace that was so cozy! They had everything a guest would need and then some. The beds are really comfy. It was freezing out so we couldn't sit out on our lovely terrace, but we stood out there and the view is amazing! They also have a hotel rooftop. Breakfast was DELISH! You fill out a form and they deliver it in a bag at the time you write down. They also have a nice Sangria in the lobby with fresh fruit. The front desk staff and housekeeping people are the CREAM of the crop! We will not even research another hotel when we come to Newport. We found our "go-to"! Thank you Mill St. Inn!!

The stairs in our room were a spiral staircase, and we had a small suitcase and bags to carry up, in case you book this type. We slept soundly, it’s quiet and the bed was so comfortable. Biggest complaint is the lack of lighting in the bedroom. That needs to be improved. Living room area had great lighting. Bathroom a little small and awkward but nice rain shower. Halls smell a little musty but it is an old building. Breakfast delivered each morning. Plenty of options for a light breakfast. Fresh fruit and yogurt was a welcome treat. We would definitely stay there again and thought the rates were very reasonable for Newport.

We stayed in a two-story suite on the second floor for two nights. There is no elevator, but of you're able to use stairs you'll be fine. The sleeping around was on the second floor of the suite with a small deck with a. pair of chairs to sit outside and view the city. The lower level was a living room.
I'd definitely stay here again.

From the outside, this historic brick building is not necessarily very inviting, but once inside, you'll be warmly greeted by a friendly face at the desk. Fruit infused water and sangria were waiting in the lobby for guests each afternoon. The hotel is just a block (uphill) from Thames Street, the main street that parallels the harbor. This made for a quick and easy walk to all shops and restaurants. We did not have a problem finding parking in their lot with our smaller SUV. We were pleasantly surprised at the delicious choices for breakfast each morning: the yogurt parfaits, warmed pastries and freshly cut fruit were all delicious and what a treat to have it delivered! Our suite was very comfortable and my husband loved having a couch and large TV to catch the Eagles on Monday Night Football! The rooftop deck was a great place to relax after a busy day exploring!

We had a long weekend and went for the jazz festival and walked to the harbor for the water shuttle to the festival. The hotel is right by the street with the free shuttle to the mansions and other tourist stops.
The staff were very welcoming and helpful. Walk in and there is cold iced tea and cups waiting, very welcome after hours of walking around in 85 degree heat, I collapsed on the sofa and had a cool drink before heading to the room. No elevators as stated but stairs are not too bad. We were upgraded to a townhouse which was lovely although it just added stairs lol. There is a TV in the living room and bedroom, pretty big too, my hubby liked that! The bed was comfortable, the bathroom spacious, refrigerator to keep water cool. The roof deck was nice. The place is fairly well maintained, the place is as in the pictures.
The breakfast is very nice, no need to dress and get down to a breakfast room - its automatic room service :) You pick the items the night before and they deliver it in a take-out manner, wrapped and in a bag. This works well as you can take away with you or just eat in. The Iced coffee was really great, true cold brew. The items are more than enough, you can pick one of a choice of pastry, choice of fruit and also choice of yogurt. Not a big fancy breakfast but tasty and filling, I ordered one of each first day and it was too much so pared back. the pastries were nice, the fruit was very tasty - not tasteless supermarket cups. The yogurt and granola is filling.
Nothing negative to note unless stairs are a challenge for you. Otherwise a perfect place to stay in comfort and then get out and walk around Newport.

Unlike other reviewers, I'll not highlight the many positive reasons for staying at this property. There are many, and, most other reviewers have already listed them.
We booked a townhouse suite (208) that was comprised of two levels. The upper level contained a king bed and access to a private roof patio that abutted the main roof deck.
Upon early arrival, we were given a parking pass and could park in one of the spots under the Inn. The Inn contacted us within a short time to inform us our room was ready. A caution about the parking: there are two significant issues regarding the parking. 1.) There are 21 parking spots for 23 rooms. Parking is going to be dependent on timing and whether each guest arrives with a car. Some do not. If you cannot park on the property, there's a paid lot one block away. 2.) Pay attention when parking under the building. Some of the spaces are tight and complicated by metal support poles.
The Inn provides a planned breakfast each day. You simply fill out your choices for the next day and hang a form on your door. The downside is that if the weather is poor, there is no formal area to eat breakfast. Our room did not have the capacity to eat breakfast, so, we ate on the private patio, or, the rooftop deck.
Like many others who have reviewed this property, we would gladly return to it in the future.

Loved the breakfast delivered to the room each morning: choice of items like pastries, yogurt, fruit, coffee, etc. Parking is tight but free, which is huge. The rooftop deck has just opened for the season and is lovely, with plenty of seating options and a distant view of the ocean. People at the desk were helpful and friendly.
One drawback was the bathroom lighting, which was on the same switch as the loud fan. Just a bit inconvenient in the middle of the night.

Parking was tight. Do not come with an oversized vehicle. We were told to maybe not take our car out for the weekend once we parked. We ended up taking it and luckily got a spot when we returned. Back into spots when you park! We learned the hard way that if you don’t back in it’s going to be very difficult to maneuver out. Thankfully an employee from the hotel helped us out!
Overall I would definitely recommend staying here. Great location, great rooms and great staff!

The room was a studio unit but more spacious than most hotel rooms we have had elsewhere. The location was perfect for being close to Thames Street downtown within a block as well as near the Belleview Mansions and cliff walk. The help we received from Lori (behind the desk) for navigating Newport and tips on where to eat were spot on, especially grabbing lunch at The Cru to take with us for the cliff walk!
The room itself was clean, the Nespresso machine and sweet local snacks were a jewel-touch, and the door-delivered breakfast was a welcome start to our day. The bed, blankets and pillows were comfortable after a walking day. The sangria and lemon water on site were refreshing. There was a spa on site, but we did not explore this.
I recommend this based on our experience and will return!

Perfect location, super friendly and helpful staff, very clean, restored historical space, but with all the modern conveniences. Great continental breakfast (included) delivered to your door in the morning. No elevator, so if stairs are an issue make sure to ask for a ground floor room.

When we checked in, we were greeted with a goody bag of popcorn, pretzels, and a few sweets. Our room consisted of a sitting area and a separate sleeping area, both with TVs (although we're not TV watchers). Although we were there in January, when Newport is relatively quiet, we can imagine how nice it would be to stay here in the summer, away from the crowds at the waterfront, although only a short walk away. Off-street parking is included at no extra charge, as is breakfast, which is delivered to the room. Everyone who worked at the hotel couldn't have been nicer. We'll definitely stay here again when we come back to Newport.

We arrived a bit early and were happy to be greeted warmly and told that they were ready to check us in! We had a great room (108) with its own private porch and street exit. The location is superb: we walked to the Cliff Walk entrance (20 minutes), and in the evening to a lovely seafood restaurant (5 minutes). We both had an excellent night's sleep in super comfortable bed (Casper mattress). The shower was gloriously hot and had massage-like pressure (only tiny nit: can't work up any steam in a half-glass enclosure). Good fresh organic brew in the morning, rich yogurt, fruit with kiwi and pomegranate seeds, juice with pulp. Not to mention the all-important dog amenities and human snack bag.

We were on the first floor and the room was spacious and gorgeous. Unfortunately, there was a very loud noise (room 107) that started in the middle of the night (sounded like a generator or something), and Lori (thank you Lori!) was able to upgrade us to another room (no charge). The rest of our stay was very quiet and peaceful.
The complimentary breakfast was perfect and just enough to fill you up and get you going. The fruit is fresh, the chocolate croissant was a cloud of deliciousness, and the orange juice was freshly squeezed.
It's great that they provide free parking. Although it is quite tight, parking is a hot commodity in this area, and it's so walkable that you don't need to move your car that much. The staff is very knowledgeable about the area and everything that it offers so don't hesitate to ask them for pointers! They gave us quite a bit of helpful hints.
Keep in mind that it's a very old building so some things are out of their control, but overall, the Mill Street is charming and quaint.
You have the old world charm of brick walls, with the modern amenities like great air-conditioning and the staff is absolutely wonderful. It's on a little bit of a hill, but that's the perfect way to walk off all the food we ate! We are in Newport quite a bit. Needless to say, we won't stay anywhere else. Thanks Mill Street Inn!
