I was notified via email there may be not ocean view (that I booked for $1K/night) but eventually did get a room that wasn't nearly as bad as I was told to expect. It seems they lowered my expectations so I would be happy to get the room I got.
The bad news:
I booked this 6 months in advance and pre-paid $1K/night for a Ko Olina Beach Resort "Ocean View" room. I was notified by email 3 weeks before our arrival date that "Ocean View rentals may be obstructed and only offer limited water views or include courtyard or pool views." What?? Why are you told that an "Ocean View" room you booked 6 months before isn't really available?
In addition they wrote: "Preferences for room locations go to to Marriott Vacation Club Owners. Higher floors and prime views cannot be accommodated." Again what??? I am not well versed on beach clubs, which are evidently pre-owned (my bad!) and can prevent you from renting higher floors with prime views.
And one more email notification: "Rental room locations are primarily assigned to lower floors, 1st through 4th floors in all building locations." Once again, really?? The rooms from 4th floor and below offer no view of the ocean because it is obstructed by other buildings.
In the end, we received an 8th floor room with partial ocean view - you could only view the ocean standing on the balcony looking through 2 tall buildings.

Pool Safety “Warden” make this resort Unwelcoming
MVC here has strict policing of pool chairs which makes the environment unwelcoming . I am a lifetime Titanium Elite and will not return. Walk 2 min to restroom and a pool “ safety “ guy will roll up your towel and move your things. Poor training of staff . Beach umbrella $50 a day.

We are Marriott Vacation Club owners and Ko’Olina is our home resort and we love it! We’ve just returned from a week of our ownership at the Westin Princeville on Kauai and 10 days at Ko’Olina and both stays were excellent, but the time at Ko’Olina is always special because of the holidays. We were preview buyers in 2003 and have been every year since, so we know many of the long time staff and it’s always good to see what upgrades and changes have been made to improve the guest experience as well as all the new development in and around Kapolei, which has been great in terms of shopping and restaurants. Costco, Target, Marshall’s and Ross are literally 10 minutes away and the Cheesecake Factory and California Pizza Kitchen is at the new mall which is just a 20 minutes drive.
As the name describes, Ko’Olina is/has truly been a Place of Joy and we always look forward to our trip, year after year. The grounds are immaculate, the suites are comfortable and well maintained and the lagoons are perfect and safe for adults and kids since the surf and tides in the Pacific can be high and quite treacherous, especially during the winter months in Hawaii.
Everyone has a different experience, but ours have always been good and we highly recommend it.

Absolutely beautiful! The rooms, the grounds, everything is top notch! And the people that work there are as nice as can be! The place is self-sufficient, there is no reason to actually leave the grounds (although we did). There are restaurants, shops, swimming pools, and your own private lagoon. Now, it is fairly pricey, but we were prepared for that. I just retired, and Hawaii was on my bucket list. I am so happy we went, and we had a great time.

Marriott Ko Olina is truly paradise
Gorgeous resort, everything top notch, clean, high quality and beautiful. Customer service was excellent, Melvin by the pool was particularly helpful and friendly. We come to Hawaii from Alaska to escape the cold 1-2 times per year and this is now our favorite resort. We will be back!

Now for the not so pleasant: This property includes some high pressure sales people that want you to book a time share and become an "owner". Yet the problem is, you never really own anything. You pay in perpetuity. In my humble opinion, an owner would earn equity and have an asset you could pass down to future generations or sell at a profit in the future. Nope! None of that silly common sense here!

First time to Ko Olina - great experience
My wife and I are long-time Vacation Club owners but this was the first time to this property. It is one of the larger MVC properties and this was most apparent when trying to get poolside chairs (my wife saw people out there before 6.30am "saving" their chairs with towels)....

It is one of the larger MVC properties and this was most apparent when trying to get poolside chairs (my wife saw people out there before 6.30am "saving" their chairs with towels). We had a one-bedroom apartment and it had everything we needed and we enjoyed the space. It has a great location - you can get onto the beach easily and that seemed less crowded than the polls. The on-site facilities/restaurants were good. I see some comments about the sales pitch - we didn't get that at all - we did have one call but there is always one call before you get to a MVC property but we explained that we were not interested in buying more points and that was fine with the caller. You do need a car at this property and parking can be tight (esp if you are in huge SUV!). You can walk to the other resorts further down the coast and that is a pretty walk.

This is a massive property, and they are going to build another tower. But it never felt really crowded. Very nice units (our 1-bedroom was lovely), pool area, and private beach. A few dining options. You definitely need a car - it is on the west side of the island.
