There’s some very good things about this resort but also some issues. The property itself is part of a very vast resort regrouping 4 hotels. A shuttle runs between the different places but one thing lacking is orientation. Even if a complete tour might be too long a more detailed overview would have been useful. The rooms or villas themselves are very nice and private, nicely decorated, spacious, and offer a feeling of seclusion. Some reviews mentioned that it was starting to show signs of age and appeared run down. We didn’t find that at all however there are some issues with environmental control in the room and it always feels damp. Also the pool was running low on water and was never filled up. The food is average some restaurants are better then others with the Cello and Sands being the most interesting. Saffron is alright but not spectacular. All of the restaurants are spectacularly overpriced for what they offer. We took part in the Haab dinner experience and we were a bit taken aback by how « involved » it was. We expected some theatrics, but it’s more than that; you’re actually expected to sort of participate like doing war cries and that sort of thing. The food there was decent but nothing spectacular. The price was however quite spectacular over 13000 MXN which is a price you could expected at two Michelin stars restaurant…the food was far from that level. The Spa facilities are very nice and offer several packages that allow you to use their Rainforest experience by yourself which is really relaxing although the presence of a spa butler throughout the process is a little weird. The service overall is attentive and you have a personalized butler that can handle all reservations for you. I recommend using it because their online system for booking is not really working. Despite their attentive service there’s some coordination issues with turndown service not synchronized with dinner service and some demands requiring reconfirmation. The scenery of the resort is in general very nice and it’s carefully tended but we found that the beach area was quite disappointing with limited space and what I think are artificial rocks that enclose the swimming area. Also the presence of seaweed can be an issue. Overall, a nice place that could easily be much better.

My spouse and I had a wonderful time in this beautiful resort. The service was kind, timely, and proactive. We prebooked dinner reservations and an excursion via the Mayakoba experiences team (Chichen Itza Deluxe tour-- a great experience in March but would probably be painfully scorching in summer) and everything was seamless, with concierge team reaching out daily on Whatsapp and pre arranging golf cart transit to the locales needed. The food and drinks were delicious. I'm a vegetarian and had plenty of options. Yes, the food is not cheap but to be honest besides the crazy price of wine (which I know is more a Mexican thing than this resort in particular) I didn't think it was more expensive than expected for a place of this caliber. The room was very clean, well decorated, and comfy. We got upgraded to an oceanfront room, such a nice surprise! Gorgeous sunrises over the Caribbean with the sound of birds, and we really enjoyed our private pool. You could not pick a more beautiful location-- we specifically chose this resort to feel like we were in the jungle and they achieved! We saw iguanas, lizards, crocodiles, a snake, coatis, fish, all kinds of birds. The ecoboat tour was a cool way to see wildlife and recommended. There is a nature trail along the prop

My husband and I had a wonderful 4 night stay at Banyan Tree. This is a fantastic hotel for people looking to unwind and escape crowds. Throughout the weekend we felt consistent, genuine hospitality from a team that greeted us by name and seemed genuinely focused on making our trip wonderful at every step of the way. The hotel has thought of everything to make your trip great, and doesn’t seem to be cutting corners anywhere. We also appreciated that when we did have a small issue, maintenance fixed it within an hour and the GM checked in with us personally the next day.
Some other random things to highlight that may not be clear in other reviews or on the website:
- Hotel room had great AC that kept the room cold and cut down the humidity
- Room came equipped with portable indoor / outdoor Sonos speaker
- Easy instructions to screencast from your device to the tvs in the room
- 24/7 room service
- At the beach there were free mini appetizers and popsicles randomly given throughout the afternoon
- Room cleaned twice a day
- Transportation between the resorts was easy to get via golf cart and SUV
- Breakfast at Oriente was great, and had a wide variety of foods. You can have the buffet or have foods made to order. They also have wonderful coffee and complimentary mimosas and bloody marys.
- Never had an issue getting a lounger at the beach. The team out there was great and got us set up each day with towels and water. Drink and good service at the beach was extremely friendly and prompt.

This is a beautiful property. The food was always good. Not great, but good. The staff was always friendly. However, the service and amenities were unreliable, which led to a stressful rather than relaxing vacation.
Will my room key work? Will the cart arrive when requested? Will the restaurant have our reservation we made two months ago? Will our room be cleaned today? Will we have the promised turn down service today? Will our pool be heated today? Will the hot tub work? Will the ice I requested ever arrive? If you’re into suspense, you will love it here.
Finally, we arrived at the beach at 8:30 am to find all the pool beds and loungers “reserved” and not a soul in sight. The staff member we confronted about this explained that they allow people to hold them while they have breakfast, yet there was no one in the restaurant. When we pointed that out, she said that people complain if they tell them that they cannot hold the beds like that-which is actually the policy-and that she would get in trouble. We then pointed out that we were, in fact, complaining, but that didn’t elicit anything but an apology.
We got a lot of apologies during our week-long stay. This resort is entirely too expensive for the inconsistent and nerve-wracking service we received. I would not recommend and will certainly not return.

After reading quite a few of the other reviews, I am left to believe that it must be a roll of the dice - the service and the accommodation. Sadly for us, we did not roll well. The resort was recommended to us by someone who visited in 2022. We were looking forward to a visit that was as relaxing and wonderful as their trip had been. We booked the serenity pool villa - which ended up being anything but serene. We always remembered to turn off our privacy light before leaving the villa, yet room service was hit or miss, as was the restocking of the mini bar. Every time we requested ice, it took 30-45 minutes to arrive. The plugs at our nightstand didn't always work, but we realized there were other plugs under the nightstand, so we got on the floor and plugged our devices into those outlets. The outer door to our separate living area was bent, so it always sounded like a wind tunnel in there and never completely cooled down, as the ac couldn't keep up.
But the worst was the hot tub. We got to the villa and immediately checked the hot tub thinking that we would enjoy a dip in it before dinner. The jets didn't work, there wasn't enough water in it, and the water was not hot. We also requested that they turn up the temperature in the pool, as it was also cold. They told us they would get it fixed immediately. When we came back from exploring and dinner several hours later, it still wasn't fixed. The pool temperature was also still cold, so day one with our serenity pool villa was a complete bust. The next morning - still no hot tub. I called and requested a new room. We went on to breakfast. The concierge found us at Oriente and assured us it was all working properly. I told her that if it was, we were okay to stay in that villa, We returned that afternoon to find the hot tub working and the temperature good. By day three, the hot tub was so hot we couldn't get in it. We asked that it be lowered. By that afternoon, it was even hotter. So another day we couldn't use the hot tub. On day six, the temperature was again cold. We asked that they raise it again. Contacted them twice about it. The concierge finally asked to come by to check on it. While he was there, he made the offhanded comment that he remembered that the people who stayed in the villa before us also had problems with the hot tub. I thought - What?! And yet, the hot tub didn't show any signs of being serviced since then, and we were put in this villa anyway? He said he would have the technician come look at it. The temperature went back up, again, and my husband was able to get in it that evening. I was over it. Day 7 - My husband received an electrical current shock from the hot tub!!! One of the rims around one of the lights in the hot tub had come loose. He had just gotten in - jets not on, but he said he felt something that made him think one of the jets was running. Reached back and got shocked - badly enough that his arm tingled for several hours. I informed the concierge by the messaging app they use, and the concierge's response to being told that someone in their hotel had received an electrical shock was to apologize for the inconvenience! They sent several people to check on the hot tub. If only they'd given it that kind of attention earlier. A doctor showed up after an approximately 30 minute wait. I spent the next several hours worried about my husband, and I am still furious over what could have and should have been avoided. We paid for a seven night stay in a villa with a private hot tub - we got three days use of the hot tub, with an electrical shock included. The hotel comped our dinner that night - better than nothing, but certainly not the same value as what we lost. Our long awaited, very expensive vacation was far from the relaxing trip we had hoped for.

The property is really lovely, and everybody is completely kind. But they don't actually DO anything that they say they are going to do.
First, I don't post negative reviews just because. When Banyan Tree ASKED me to post a review, I explained why that was a bad idea. I asked to be contacted by management. They said I would, but never did.
Then I answered their survey and again asked to be contacted by management. Again, nothing.
Which is the very same problem they have with their general performance.
Our room was $3,500/night. That's an exorbitant amount of money to me, but I hoped for a special trip. On a cruise ship, or in Vegas, or in NYC, or Paris, or London, or Disney, or a thousand other places, that kind of cost will get you stunningly perfect service.
We did NOT ask for stunningly perfect service. I just wanted them to do what they said they would.
1. When we first walked into the room, it was every bit as beautiful as the website showed. Except the TV console was clearly broken, with one huge door hanging out next to the bed that wouldn't close. Bellhop said it would be fixed immediately. That never happened, though they were in the room daily.
2. The place is big, but they have golf carts driven by very friendly staff. The problem is that "We'll be at ____ to pick you up at ____" means absolutely nothing to them. If you caught a cart somewhere, great. But they never showed when and where they said they would.
3. Our room package included an awesome little perk: that they'd light the candles for you at the outside bath for a romantic evening one time. Love that. So I let them know: "Great, 8:30 tonight for the candles because that is when we'll be returning from dinner." They confirmed. They actually arrived at 9:45, and walked right in while we were already in the bath. (And they totally skipped making the bed or cleaning the room that day, too.)
4. I had asked for foam pillows on the pre-check-in questionnaire. That was my mistake. Their foam pillows were 12 inches thick. So I asked for softer ones the next night. They brought three more identical pillows. So I for replacements again the next night. They didn't come. I asked again. They were "on their way." But they didn't come. I asked again. "They should be there." They still weren't. And never did come. We used the cushions from the couch.
5. A couple of months in advance, we booked a 2-person kayak for a 10am tour. When we arrived, they said, "We don't have enough 2-person kayaks. Come back at noon."
6. When checking-in for dinner, they asked if we had any dining preferences. "Yes, I'm vegetarian." Then the waiter asked. "Yes, I'm vegetarian." Bummer for me that there were no vegetarian entrees on the menu. Not a big deal. "I'll have the rice dish, hold the shrimp." "No protein?" "Nope, I'm vegetarian." Later, "Can we see the dinner menu?" They brought it. It was a vegetarian menu. Actually very funny.
7. Booking things before your arrival is done through WhatsApp. And getting anything booked with them is very hard. The responses are slow in coming, if they come at all, and they just seem to pretty much ignore whatever you have already told them.
Again, it is a lovely, lovely, lovely place. And everybody there was super kind.
But the execution on the service was worse than you'd get at any $350/night place anywhere. For $3,500/night, they shamefully under-delivered.
Sorry, Banyan Tree, your management grossly failed you.

Buyer beware. I will start by saying, this is my first ever review. I wanted to like this hotel, however, it is not 5 star nor worth. A few positives:
-The property is sprawling and gorgeous
-On balance the service is very good.
-The restaurants, including breakfast at Orientte, are great. Saffron was a stand-out. Gorgeous setting and excellent dinner.
Now for the drawbacks.
--This hotel is very dated and in desperate need of a renovation. This was especially apparent in our room where the furniture, tile, window treatments, etc were all very old, chipped, and cracked. Everything badly showed wear and tear. This carried over to other parts of the property as well.
--The pool and hot tub in our villa never worked properly (4 night stay). It was low on water and the pump didn't work. Granted it was so nice and we really wanted to use it more, but didn't because of this. I did alert our butler several times and asked to have it cleaned as well.
--The Rainforest spa experience is strange. The spa facilities are very nice, but also showing signs of their age. I had two spa treatments: massage and facial, which were both truly fantastic. However, my husband and I did the rainforest experience which amounts to 30 minutes of private use of the spa facilities, or so we thought. It amounted to a guided experience going from the shower, steam room, sauna, another steam room, hot tub. All of that was great, except it was an awkward thing to have the attendant standing outside the door, knock then escorting us from room to room. What could have been a relaxing time, ended up being awkward.
--Pool service at the beach club Sands was insanely slow. Getting anyone's attention or ordering at Sands was difficult.
Overall, the staff was very friendly and so hopeful, but given the other choices in Playa del Carmen I would not stay at Banyan Tree again nor recommend it.

Amazing place. The service, food, facilites, every single detail of the resort resembles to a premium hotel. High level Training of the staff from the concierge to other member. It was a pleasure to Stay in the resort and I sincerely recommend to visit.

We had high expectations for our stay at Banyan Tree Mayakoba, but unfortunately, it ended up being a bit of a mixed experience. The resort itself is beautiful, and most of our time there was solid. The amenities were top-notch, and we enjoyed the relaxing atmosphere. However, there were a few disappointing moments that really stood out.
First, we were told that the rain wouldn't affect our scheduled boat tour around Mayakoba. Based on this reassurance, we adjusted our plans accordingly, only to have the tour canceled shortly after departing because of.... the rain. This felt misleading and frustrating, as we were given the impression that the weather wouldn't interfere with our experience, and kind of dampened the rest of the day.
The biggest issue, however, was with the privacy light in our villa. It was broken, and we were barged in on multiple times by housekeeping, which was a major violation of our privacy. We immediately complained and asked them to fix the issue and bring a decal for the door to prevent future interruptions. The response time was far from ideal—it took hours for them to address the situation, and we were left waiting uncomfortably. Even after all of that, we were barged in on again. It was disappointing to feel that our concerns weren't taken as seriously as they should have been.
On a positive note, the resort did try to make it right and comped us one meal, which was a nice gesture.
However, these repeated problems really impacted our overall experience. Overall the issues left us significantly disappointed despite the overall property and service being better than that. At the costs charged (Peak season) you hope for a far better and more flawless experience. While we didn't hate it, the value certainly is not there.

We were forced to stay at this hotel because our preferred hotel cancelled our reservation at the last minute. The positives the room was very nice but so it should be at around 2,000 $ US a night. However, even this had issues the plunge pool never got cleaned the hot tub had a leak, housekeeping was erratic when you asked for the room to be cleaned mostly it wasn’t. As we, for reasons I will explain, stayed in our room this became annoying. The worst aspect was that the hotel was overflowing with young (mostly American) badly behaved children on spring break. Meal times were a nightmare two or three families with screaming children dotted around the restaurant with no attempt to segregate them from the couple’s. The staff tried their best but the parents on the whole made no effort to control their kids who simply ran riot. One toddler grabbed the waiters leg when he a a full tray of food no parents in sight. We tried to eat later but the infuriating booking system kept making us eat early. You could not call the restaurant you wanted to go to and when we went in person they said they were full or would get back to us which they didn’t. Since most restaurants were a 20 minute walk from our room this was a pain. We were told we had a butler but I never saw them.
Because of all the children the main and only pool was unusable. When did hotels allow full size inflatables in communal pools. Not to mention running and jumping and screaming all day.
Food - the menu is published online BUT not the prices. We live in London and eat at expensive restaurants all the time but we were shocked at the prices. This would have been tolerated if the food had been good but it was not. Even simple pasta was badly cooked and had to be sent back. The problem seemed to be the quality of the ingredients. One dish in the Thai restaurant (the only good restaurant) of beef fillet with pepper sauce (and pickled onions?) was £100 ! It was a special so the price was not advertised, I wonder why that was! Finally, the suggested tip levels were insane 10% in Mexico is considered good the hotel were suggesting 15 - 25%. Not even the Maldives is as bad and at least you get peace and quiet with a beautiful beach which this resort did not have. I blame the Americans for putting up with this nonsense.

Save your money and go elsewhere
The prices don't match the service quality, food, and overall execution. We had the cheapest room at $1000/night so you would think that this would be a great resort that caters to your needs, has great service and overall experience, but it's understaffed, the staff that works there are not...
The prices don't match the service quality, food, and overall execution. We had the cheapest room at $1000/night so you would think that this would be a great resort that caters to your needs, has great service and overall experience, but it's understaffed, the staff that works there are not trained, it feels like they pulled them off the street and told them what to do. The front desk does not complete requests and really it feels like they don't care. Given others pay upwards of $2000/night this place is not professionally run and they just don't seem to care. They should be on par with Four Seasons or St Regis but this is not the case.
-Our AC was malfunctioning for 6 of the 8 nights, did not maintain temperature and the room felt overly humid-The bed was not luxurious, with no pillow top at all, a spring mattress
-The towels when they restocked them felt like sandpaper
-The food was hit or miss and overpriced. Tomahawk was meh, Saffron their most popular restaurant felt like suburban Thai food, Italian also wasn't that impressive. Sands with fresh fish was our favorite, although the execution was not consistent. The Mexican dinner was overpriced and didn't deliver an experience.
-When we booked our dinner at Rosewood they never told us we could take a boat there and when we tried it book it, it was not available
-The service at the beach was slow, you had to ask for umbrellas, towels, and water multiple times
-There are not enough beach chairs so you need to go early to reserve yours, at 7 am early
-I paid $400 for a 60-minute massage and was rushed out of the spa, with no area to relax and drink tea and snacks when I provided that feedback they got defensive

We had not been to Mayakoba in a few years and were delighted to find Leila still running Sands and Gama on the beach upon our return =] They both recognised us immediately with a warm welcome and along with Gilberto, everyone treated us with top hospitality and reminded us why we love coming here so much. Food/drink is still delicious, the cabanas are maintained well throughout the day, service is top notch (I was not drinking much on this trip and appreciated the staff not being too pushy). Above and beyond, the service and benevolence received by Leila, Gama, Gilberto and team solidified that we would love to return again. Also a special shoutout to Gilber at Cello who made our dinner on the water truly incredible with his authentic excitement for our stay and generous touches throughout the dinner, as well as Alan y Laura in Saffron who showered us in warm service and delicious treats.

While Banyan Tree is undeniably a beautiful resort with stunning surroundings and a peaceful ambiance at first glance, our recent stay was unfortunately overshadowed by an alarming issue: raccoons.
Two years ago, during a previous visit, raccoon sightings were seemingly unintrusive. This time, however, they were everywhere—particularly at Sands restaurant and beach area, where they were not just lurking around but actually entering the restaurant, coming right up to guests’ tables, standing on their hind legs and searching for food. It was jarring, to say the least.
The raccoons have become so bold, likely due to a lack of natural predators, that clapping or shooing by staff no longer deters them effectively. During one dinner, our waiter clapped to scare one off, only for it to sprint through the restaurant and climb a tree in the middle of the Sands walkway. It completely disrupted the meal and killed any sense of relaxation. Several times the raccoons (yes, plural) would approach and frighten the children playing on the patio while their parents dined
For the price Banyan Tree charges, I would expect a peaceful dining experience—not one where I have to keep an eye out for wild animals coming up to my table. Not to mention, raccoons can be unpredictable and aggressive, which makes the situation not only uncomfortable but potentially unsafe.
The resort has so much potential, but if the wildlife issue isn’t addressed seriously and soon, it will continue to detract from what should be a luxury experience.

We had an unforgettable stay at Banyan Tree Mayakoba, and the service was absolutely exceptional. Our resort host, Rene, went above and beyond to make sure our experience was perfect. His attention to detail and thoughtful check-ins truly made us feel valued, and we appreciated how he listened to our feedback. A special shout-out also goes to Luis, the restaurant manager, and our server, Juan Jose, at Tomahawk. Both were incredibly attentive, friendly, and a joy to converse with, making our dinner there truly enjoyable.
We highly recommend visiting El Pueblito for its delightful food and ambiance. We also made it a point to return to The Burger Shop, where Arturo, our favorite server, made our visits even more memorable with his warmth and engaging conversations.
Our room was nothing short of a dream, with breathtaking views that made the stay even more magical. Riding bikes around the resort was a highlight, and the butterfly sanctuary is a wonderful addition—especially for families with kids.
The entire staff was friendly and welcoming, and we can't wait to return for another incredible experience! The resort website/instagram photos don’t do it justice! Luckily I love photography so hopefully these photos give you an idea!
