The entire experience was really good. The room was warm, comfortable and very clean. The staff were excellent throughout the hotel and the breakfast was excellent even providing a nice sparkling wine for Bucks Fizz.
The hotel is in a really good location close to the main tourist sites. We did eat in the restaurant which was really good if a little expensive.
Our only gripe although it was very minor was the soap dispensers in the bathroom were really extremely difficult to get soap out of which was very frustrating.

Centrally located, lovely staff, room was spotless, great breakfast and a warm welcome every morning. The little bar is a terrific watering hole and makes great cocktails. Our only disappointment was the restaurant, which I will review separately.

The hotel is a 14 century Palace totally remodel preserving the distinctive manner.
The hotel has been in the same Family since 1908 , Jacopo head concierge is exceptional and the same staff has been in the hotel since I started staying 20 years ago, exceptional and well disposed.
Location is less than a 10 minute walk from St Marks on a beautiful Quite Street with high end stores.
From the airport we take a private water taxi that takes us to the hotel private pier.
The breakfast is lavish and well presented

Breakfast saves this from being a 2 star hotel

We stayed over an anniversary and left disappointed with our experience of the hotel, which fell quite below what we had expected of a 4 star hotel.
Staff at check in were lukewarm. That’s fine, everyone has an off day.
Our room was on the first floor and the windows looked over an alley. Unfortunately, this meant the room received minimal natural light, which was not helped by the fact that the lights in the room were all very dim. The alley also seemed to be one used by the hotel’s kitchen staff, as we constantly heard them moving items, talking to each other and on the phone. The soundproofing was nonexistent, so we were woken by this every night. The room got very stuffy, but opening the windows was a problem, because the staff in the alley would smoke there, so our room (a non smoking one) would then stink. On our final night, the smoke seemed to smell like a different kind of smoke (🍃). The smoking in the alley extended to an adjoining alley (where the hotel’s emergency exit doors are), and I believe this is the reason a fire alarm was triggered in our room on the first night. Being woken up by an alarm, ok, I get that this happens, but we had no communication from staff about this over the following days. What kind of 4 star hotel doesn’t check up on guests when that happens? Even if just to see if there was something in the room that set off the alarm?
The toilet flush button was completely useless unless you pressed it at least 4 times. The bathroom was cramped - washing my hair without banging my elbows on the wall or door was impossible. I have no idea how a larger person would manage there. The yellow, plastic tissue box fell off the wall everytime a tissue was removed and the wall mounted hairdryer was perhaps older than me.
The wooden floor was pretty but in need of maintenance as it was worn so smooth I slipped several times.
Additional coffee and tea are available in the common areas, but the one occasion we sat there, several staff members stared at us like naughty children, as did housekeeping whenever we passed them in the halls.
On the positive side, breakfast was fantastic and the staff working there were so friendly and atttentive - the only time we actually felt welcome. The bar had an excellent vibe in the afternoon and made a tasty tiramisu martini. The rooftop is stunning and the location is excellent for exploring Venice.
Why didn’t we raise our concerns with staff? Well, why would we, when almost every encounter with them had been disappointing. Further, several of the issues I’ve mentioned have appeared in older reviews, so it seems staff don’t do anything about them anyway. We thought it better to just stick to being out and exploring as much as possible. When we first booked, we encouraged friends who are visiting Venice later in the year to stay here and I’m glad that we were able to tell them to change their plans because I would have been so embarrassed to have friends stay here on my recommendation.
