An upscale low key gem of a hotel a literal stones throw away from The Spanish Steps. Not as opulent as some hotels, but an understated class was there throughout. As boutique as the many high end stores on the streets outside. Our room (413 in the main building) was clean, comfortable, stylish and quiet. A generously sized room, furnished in the hotels own style. A fridge, kettle, air con, International tv channels, quality toiletries and fast, free WiFi, were some of the facilities on offer. The hotel is split over more than one building (part of it's charm) but be aware that the main building that we were in (I did not visit the aoppartment building) has steps throughout. It is a very old building and, whilst a lift is available, it does not reach the top floors and steps are require to reach the lift from the ground floor. Not sa problem for most but worth mentioning. From the reception team, to the bar staff in the evening, the cleaners, the gentleman who carried our cases to our room and to the friendly team who provided the (excellent) breakfast in the cute rooftop bar. Everyone, without exception, was friendly, professional, warm and helpful (one of the best meals we had was as a result of the reception team's reccomendation and they booked it on our behalf). Greater luxury and grander facilities can doubtless be found elsewhere in a capitol city like Rome, but we feel we got an incredible bang for our buckand it suited us doen to the ground. A small, personal, charming and individual hotel. We loved every minute of our stay in Rome. Not just for the Colesseum, the Pantheon, the Vatican or the Trevi Fountain. It was also thanks to The Inn at the Spanish Steps and the team than run it. I can see us returning one day.

Good but a few niggles and needs some refinement
The location is great. As the name suggests next to Spanish Steps. However, there were quite a few niggles and some really odd moments. So, niggles first. If you have disabilities or can’t climb stairs the main hotel block could be a real issue. The roof top bar and breakfast...
The location is great. As the name suggests next to Spanish Steps. However, there were quite a few niggles and some really odd moments. So, niggles first. If you have disabilities or can’t climb stairs the main hotel block could be a real issue. The roof top bar and breakfast room is only accessed via a flight of very steep steps (the lift only goes to the floor below). The roof terrace itself is lovely but why no heaters - heaters would have made the space much more usable in November when the weather was excellent but the evenings and morning very chilly. The breakfast was served in the lounge area on the top floor but the room is rather cramped and the chairs and tables aren’t really suited for meals …the chairs are loungers. On the final day (we were based in a converted apartment block about 150 metres from the main hotel) the breakfast was served in the lift lobby. Completely bizarre. Our table was literally next to the lift on a hotel corridor!!! It was so bizarre we laughed out loud. We couldn’t get the air-con to work in our room (minor point) There was nowhere to hang up our bath sheets to get them dry - no radiators and no towel rail (minor point) Now the good points: The staff were lovely and helpful and spoke excellent English - they were great. The room we were in (150metres away from the main hotel) was very modern, spacious, and very comfortable (despite a couple of niggles) The food spread for breakfast was very good and the chef made fresh fried eggs for breakfast. All in all a good hotel but needs some love and refinements and food goodness sake get some heaters for the terrace. Think carefully if you are staying in the main block and have mobility challenges. I’d say overall we were pleased.

Overpriced - not as nice as advertised
We paid for a superior room but room was very small and bathroom was mouldy /grimy - didn’t feel clean. Also found the beds and pillows uncomfortable. The location is ok- nice area and felt safe in heart of the shops/spanish steps. Would definitely re visit Rome but wouldn’t recommend...

Superb Service AND Excellent Location

My husband and I recently spent 4 nights at The Inn at the Spanish Steps and each day was a revelation in so many ways. Not just discovering the multi-faceted beauty of Rome, but also seeing firsthand and confirming that it is indeed the people that make a vacation special. Upon arriving at the hotel, we were asked to go to the terrace restaurant to enjoy a beverage while waiting for our room. We were greeted by Haggi, a young man we became well-acquainted with over the next few days. Haggi is the person every establishment should hire: kind, funny, efficient, helpful, and always upbeat. With his effervescent personality, he helped to make our stay (and our experience) memorable and fun. We enjoyed the breakfast buffet each morning and Haggi always got our day off to a great start. That was especially true on my birthday, which happened to fall on our 3rd day in Rome. I was greeted by a Happy Birthday hug, and then serenaded with Happy Birthday by Haggi and Johnny (another great server) in English and Italian and presented with glasses of Prosecco. Truly a birthday to remember. In addition to Haggi and Johnny, Albert also was a wonderful server. As far as The Inn at the Spanish Steps, we stayed in an apartment which was a 5- minute walk from the hotel office and within minutes from the actual Spanish Steps. We loved it, and settled into the neighborhood quickly. It was comfortable and quiet, with a beautiful private rooftop terrace. We had everything we needed, including a portable washer and dryer. Absolutely no complaints at all.

The staff was not attentive. They appeared stressed and preoccupied with their personal issues. They were not welcoming and friendly little eye contact. The room was at best average clean. There were no wash cloths. Overall the entire experience and quality went down compared to my stay there last year....

Very well situated, close to the Spanish Steps and the network of small streets filled with restaurants and shops. We stayed in a separate building about 150m further away from the steps. The room was comfortable enough, but small. However, it was a good launching pad for our other activities.

This hotel trades purely on it location near the Spanish Steps . It masquerades as a luxury hotel but is at best two star in what it promises and what it delivers . The Reception is a taste of what is to come - two people at the end of a long corridor who have clearly passed out top of a course in how not to greet guests in a welcoming fashion . Sadly this was true of nearly all the staff who seemed indifferent by the manner they dealt with their guests . We booked 7 months in advance and were still allocated a room in their satellite block - a 5 minute walk away at 63 Bocca Di Leone - with no lift . However the porter was very helpful and took all our cases to the first floor - he deserved his tip . The room was not cleaned well - the carpets were stained and the shower not cleaned properly . The hot tap ran very slowly and the tap is very old and needs replacing . Worst of all we could hear everything the guest were saying in the next door room and every step in the room above . There was no water (complimentary on Day 1 only !)or hair dryer- we had to ask for both . The roof top bar is rather faded and no view of the Spanish Steps - as depicted on the website . At nearly Euro 400 a night these so called luxury suites are hugely overpriced - and I would not recommend this hotel to anyone . Very disappointing .
