The patio and outdoor fireplace was nice (although only 2 seats are really available at the fireplace so if you're not the first one down there, you're out of luck). They had tea/ coffee station in the AM. However, we would not return to this hotel. Except for the last day when there was a different person there, the front desk person was incredibly rude--not just to us but to other customers (roling his eyes when an older lady asked for help getting her small suitcase up the stairs). We tried to book directly but it was less expensive going through Jet Bllue vacations but the hotel clearly didn't like that. I had checked ahead of time to see if a late check in was an issue and they assured me it wasn't, but then they never sent us the code. They said we needed to get it from Expedia (which we did not book through) but how would Expedia know the code to their lockbox with their physical keys and why would this be their responsibility to get it to us when we were staying there? The whole thing was very stressful and rude. They finally gave us the code, but with a rude note that we should have gotten it from Expedia. I did address this with the manager but the explanation really did not make sense and the issue never should have occurred. The room smelled musty all the time and there was mold in the shower. After we left I let the manager know (sent her the pics). She said that we should have let them know when we were there--but isn't it their responsibility to make sure the room is mold-free for when guests arrive? We were not there during a hot summer month--it was quite cool when we were there, in fact. Note that the beds are doubles, not queens (not a criticism but just something to be aware of). There just wasn't a good vibe there and the smell and mold really bothered me. Upon reading reviews now (which I didn't do carefully enough before we left), I would have known these things. The hotel was still very expensive and on par with other hotels in the city so it's not like it was a great deal and then maybe these things get overlooked. For the money we paid, I expected more. The manager did respond, which was appreciated, and I do hope they will make changes based on the feedback.

The location couldn't be better, right of the middle of things. Quaint inn with a nice courtyard in the middle. There is coffee set up there in the morning, and wine and cheese at 5--both included in the rates. The rooms are on the small side, but certainly adequate. Husk Restaurant is next door, while open there will be some noise--but with the fan on, we didn't notice it. The biggest problem in my opinion is the shower, its big and offers two shower heads, but operation of it is tricky and the water temp fluctuated--probably needs some maintenance.

The staff was friendly. The atmosphere felt like a warm community by the fire. We loved the happy hour/ reception with the cheese and the wine. The wine was surprisingly good quality and many choices.

We stayed on first floor in back of the courtyard. It was quiet. Would guess rooms on street side are noisier, especially in the morning.
Room was basic, no charm, dark and a little run down. Stocked with bare minimum. One tiny bar of soap, 2 bath and two hand towels, teeny shampoo/conditioner bottles. No soap dish, so we put it on a little piece of cardboard. No room on vanity for toiletries. Rooms do not get made up, so if you need a fresh towel, or anything else, you have to ask. If your garbage pail is overflowing, apparently they expect you to empty it somewhere. If you ask at the desk for your room to be serviced, they act like you’ve lost your mind, and haughtily announce that “we are an INN”, and certainly don’t do that. I’ve stayed at many inns, and all freshen up the room each day.
I do appreciate the fact that they are located in a popular city, but they could do much better.

We tried working the room safe and it was not working. My husband went downstairs to let them know and they said that someone would be up to fix it. Never happened.
We were staying there 4 nights and on the 2nd night I noticed no one had come up to clean the room and take out garbage.
I went to reception and when I asked when someone was coming to clean the room, they looked at me like I was crazy. the person told me that this place was an Inn and that they did not have maid service, but since I was staying for an extended period. He told me to call down in the morning and someone would come up to clean and change the towels.
No breakfast, no maid service and no parking (unless you pay across the street.) Take my advice if you are looking for these things do not stay at this place.

On the whole, hotels in historic downtown Charleston are awfully expensive. We found the Elliott Inn to be anywhere from $50 to $200 cheaper.
Prime location in the historic districts sits the Elliott Inn. You are one block away from Kings Street; one block away from the famous St. Phillips Church and just a few blocks away from busy East Bay Street. We usually have stayed at the Embassy Suites which is definitely a walk into town. A few nights at the Elliot were welcomed.
There was no issue about parking as a public parking garage is right across the narrow Queen’s Street. On the day of our arrival, the garage was full. No problem as there is another garage just down the street. In fact, we saved ourselves $2 by parking down the street. Prices for these garages are $20 and $18 for 24 hours—not bad.
The room was clean, the bathroom doable and the AC was cold set at 72F. Room cleaning is done by request. The only warning is to recognize that the ends of the bed are pointed. We call these types of bed frames “shin-knee-killers.”
The Inn does put out a fresh pot of coffee by 7:00AM. With that said, there was no coffee for us decaffeinated people.
A wine and cheese offering is at 5:00PM. The Pinot Grigio bottle is first to go. We were able to meet some fine guests on the patio. The further in on the patio there were NO See Um insects. We noticed one couple having some Deet to ward-off those critters.
There is an elevator to the second and third floor rooms. On the second floor there was a notice for only one person at a time on the elevator. There was no sign of that nature on the first floor. There are also stairs that go up which are doable.
We found it quirky that room keys are actual keys with a long-wide faub. Key cards have yet to come to the Elliot House Inn. We are always leery of having that key leave our pockets.
The office closes at night. It saves expense on having someone stay the night. There are reasons why the Elliot is cheaper. We just left our keys in the room as we left early in the morning. We called later to notify the office clerk.
We highly recommend Magnolias for lunch. We think they have the best Pecan Pie ever. We also like the food at Slightly North of Broad Restaurant. Seeing the Pineapple Fountain is always a treat and if you wait, take a swing on along the waterfront boardwalk. One of my highlights was taking the ferry out to Ft. Sumter. The last ferry allows one to see the large flag being taken down.

My wife and I get to Charleston often and this is the third time we've stayed at the Elliott House. What we enjoy about it is the fantastic location right in the middle of the historic district. It is also directly between two of our favorite restaurants, 82 Queen and Husk (check out the patio bar).
During our most recent stay we were in room 31 which has a beautifully updated bathroom from a recent renovation.
Also worth noting, we really enjoy the complimentary wine and cheese in the evening while sitting by the fire in the courtyard.

While this is not the fanciest hotel in Charleston, it is a hidden gem. You cannot ask for a better location...on the same block as 3 wonderful restaurants, 1 block from King St (the quiet end, thankfully), blocks from waterfront or the market. But we loved the courtyard the best....

The only downside is outdated bathrooms, but they were clean. This is our new 'go-to' hotel in Charleston for all future trips.
