We just wrapped up two weeks at our favorite resort in the Zihu/Ixtapa area and it was amazing as usual.
We have been coming here for more than 25 years, stayed on the 20th floor with the Brisas Beach club deal, did not do all inclusive, and ate most of our dinners in Zihua. Your experience may vary.
CheckIn/CheckOut - this has been a pain point in the past but this time both were fast (not chain hotel in the US fast but still not bad)
Rooms - the rooms remain the same and are large with a seating area and short bench seat (could be a kids bed). Lots of drawer space and closet space with a safe in the closet. The beds are good and firm with a pillow top that worked well. Nice pillows and floating night stands on each side of the king beds. The cooling can be challenging in some rooms but ours was great with a silent ceiling fan. The balcony’s are huge with two chairs, a table, and a hammock. The bathrooms are large with double sinks and a walk in shower with a bench and shower head and wand.
Beach - the beach is private with no vendors, music, or water sport sellers. The palapas are large and there are enough to minimize the need to wake up early to grab a spot. The water is clear, but the waves can be large. You need to be careful if they are. The lifeguards (Victor and Arturo) do a great job of watching people and warning about large waves inbound.
Pools - the pool area is above the beach and has 2 good-sized pools (1 adult only) and a smaller family and kids pool. The pools need some work on tile replacement but the lounge chairs are pretty new.
Food and Drink - we mostly eat our dinners in Zihua but had dinner at Bellavista (big buffet, decent menu, nice kabob). This is also the breakfast spot with a huge buffet. We ate once at Las Brisa’s II (awesome setting, good service, and likely good food). We had two things that were not good, but heard from others that they enjoyed the food. The Beach menus is limited but had great burgers, quesadillas and guacamole. No food service at the pool, but a buffet and larger menus at the Solarium next to the pool. The Lobby Bar is a great place to watch the sunset and gather at night, but generally has no entertainment.
The Property - the resort is large and built on a hill so there are a lot of steps but elevators eliminate most of them. This is really not a great spot if you are mobility challenged. The place is beautiful and has kept its modern Aztec feel with amazing views framed by all of the openings.
The Staff. - to a person, the staff is great. They are friendly and helpful and all smiles. Be aware that most do not speak much English, but it is México. A few shout outs to some amazing people. Sergio at the beach is outstanding and does an amazing job of anticipating what you need. He really makes the beach special. In addition, Margurita and Naftani also do great job of keeping you comfortable. In the Lobby Bar, Rosario has been amazing since we have been coming here. She is great at making everyone feel welcome. Bladamir, Lidia, and Manuel all make you feel welcome by providing great service. Leslie, the Concierge has great suggestions and will take care of reservations and other requests for you. In the Beach Club, Victorino and Osanti are great.
If you want quiet relaxation in a comfortable older school setting, and are willing to do a little walking, this is your place.

Yes it is somewhat dated. Yes it is showing its age with some minor required repairs. And yes, the food at the buffets are not that good (not awful, just not good).
What makes up for it all is the training staff has received to insure they are prompt, courteous, and friendly.
The specialty restaurants, especially the Mexicana, is excellent..both food and service.
Warning, this is a place to relax, not much going on at the property.

Nice resort with a beautiful sandy beach. Be careful though. The waves crashing onto the beach were treacherous for our entire stay. More than one person lost eye glasses due to those waves taking them by surprise. Not the resort's fault, of course, but an issue if you are looking for calm oceanfront. By day 3 of our stay, Montezuma's Revenge was an issue for all four people in our group. Make sure you bring meds, just in case. Cleaners did a great job providing towels etc everyday. The hotel staff (concierge, front desk, bar tenders, waiters etc) were all amazing. Very friendly and helpful.
I think one issue was with the buffet. Although plentiful, the food was so-so. It would be great to be able to choose to eat at the specialty restaurants more than 3 times in a one week stay if the place isn't very full (and it wasn't during our stay). Perhaps allow same day walkins if there is room. The food at both the Mexican and Italian restaurants was amazing and the wait staff very professional. That was the highlight of our food experience there.
If there were any evening activities or shows, we didn't find them at this resort. Makes for a much quieter experience than our visits to Cuba in the past. Not necessarily a bad thing. Just know what to expect. Also, LOTS OF STAIRS AND LONG WALKS to get to the beach or pools or restaurants. Could be difficult for those with mobility issues.
Would highly recommend taking a trip into town for some shopping and a tour. Found Frank's restaurant in Ixtapa. See that review for more info. Loved it!

As others have mentioned, having to settle the bill every time got a bit old by the end, would deter me from grabbing something from the buffet because it was always a process. You can ask for a menu at buffets and order off of that as well for all inclusive, this was not advertised so you have to ask. Dress code for al la cartes not enforced, plenty of men in sandals and shorts, hats. Overall, enjoyed our stay.

All of the amenities were wonderful, but what truly makes Las Brisas special is the people. Everyone we encountered was friendly, professional, helpful and ready to do whatever they could to make our stay amazing. Our housekeeper, Juanita, greeted us daily with a cheerful hello, left lovely flowers in the bathroom and made sure we had everything we needed in our room. Front desk staff and the Concierge answered our many questions - always with a smile - and helped us exchange money, make reservations, deciphered our often patchy Spanish, and offered a happy greeting anytime we passed by. Our mealtime meseros (wait staff) were fabulous! We loved Jorge at Portofino, as well as Jesus at the dinner buffet. Their service and friendliness made it a pleasure to see them each time we dined in their areas. Our breakfast meseros Angel and Demetrio were outstanding - always ready with the coffee pot and a smile! We especially appreciated Angel and his attention. He made us feel right at home, helping us with our Spanish and making us feel like old friends. Our favorite was our lunch mesero Javier. Javier went above and beyond everytime we saw him, taking care of our table needs even if he wasn’t necessarily “assigned” to us. He offered recommendations for local activities and places to visit, answered our questions about the local wildlife we were seeing in the trees around us, and really helped us a lot with our Spanish.
