An excellent location in the centre of Trastevere, a little haven amongst all the hustle and bustle. Excellent service and attention to detail from all staff. Breakfast is a joy! Return to the hotel early evening for aperitivo before heading out to dinner.

This is the most charming hotel, a quiet oasis away from the busy-ness of the city.
The rooms are beautifully maintained and serviced. The staff are so helpful and friendly, in particular Armando, Adriano and the baristas/breakfast room staff.
We would very much like to return before too long.
The perfect hotel (seriously 10/10) for those vacationing in Rome!

I would go back to Rome just for this hotel. The staff here defined the friendliness and warmth of the Italian people. Everyone was so nice and welcoming. And then there's the actual hotel itself! The location is just perfect. And while it's not easy to find a quiet corner in Rome, this hotel is it. I still dream of just chilling in the courtyard. All that quiet lends itself to a great night's sleep too. And it has to be said that this hotel had the best coffee of any place we stayed in Italy. A heartfelt thank you to everyone there! We can't wait to return!

A three-star hotel wrapped up in location and lore

I'm somewhat shocked that this hotel has a 5/5 tripadvisor rating, a 9.6/10 rating on Booking.com, and a 4.9/10 rating on Google. Even more, that it is considered the #5(!!) hotel in all of Rome on TA, out of over a thousand candidates.
Don't get me wrong, the location is superb and the history is stunning, and both are reasons enough to book this hotel--and thoroughly enjoy it. But if you strip all of that away, it is exactly as I should have expected it to be: a 3-star hotel.
The walls are unsurprisingly thin--it WAS a former convent, after all--and you can hear all neighbors and all noises from the outside at all hours of the day. The beds are about as comfortable as they look in the photos--which is to say, not. The breakfast is buffet style with cold-cuts, store-bought yogurts, and sugared juices (redeemed almost entirely by the freshly prepared on-demand coffee drinks by the barista). The hotel is behind a gate which is secure but also requires that you be buzzed in every time you return, assuming they aren't away from the desk assisting other guests which will require your patience. The famed happy hour wasn't open at all as it was the off-season. You were allotted one complimentary bottle of water for your stay, no matter how long you were staying. The air conditioning didn't seem to work in our room so we were always a little hot and humid--and this was in JANUARY, mind you. If we wanted to let in the cool and pleasant air we had to open our window which was large and at eye-level, and all who walked past our room could peek in and see everything, and I mean everything. There was no screen but thankfully there were no bugs--again, January. The 24/7 staff were of course willing to perform services requested and were kind and thoughtful when they did.
I want to emphasize that this was not by any means a bad stay, and absolutely warrants a 4/5 or 8/10. But I'm the trip planner among everyone I know, and I plan and go on a lot of trips. I cross-reference all potential accommodations across multiple booking sites as each site has slightly different users and thus different expectations and "excellence" thresholds. I don't consider myself a luxury or high-maintenance traveler as I'll happily stay in a Greek hostel, chill in a Vietnam homestay, or spend multiple days on a traditional boat in Indonesia where the ocean is my shower and my toilet is a bucket. But here's the thing: I generally tend to know exactly what I'm getting. In the 4-4.5/5 or 8-9/10 range (you can ALWAYS find something good and affordable in those ranges if you look hard enough), there is a certain degree of variability that one can expect and you acknowledge that and move on. However, I have definite standardized expectations specifically regarding stays that warrant near-perfect scores on multiple booking sites (>4.5/5 or >9.5/10), as is the case for Hotel Santa Maria. It simply did not meet them. But that's just my two cents, and who am I to undermine the reviews of thousands and thousands of people before me?

We enjoyed our stay at the Hotel Santa Maria, and after almost a week, still wake up every day wishing we could have their delicious breakfast and wonderful coffees. (Our favorite meal in Rome!) The hotel is an idyllic oasis set in a converted cloister with a beautiful courtyard - lined with orange trees and terraces for relaxing. We loved the Trastevere location. It’s away from the most crowded parts of Rome, yet easily accessible to nearly all the famed historic sites by foot. However, there is plenty in the area to explore and great dining options within steps of the front gate of the hotel.
The room was clean and had all the amenities you could ask for from extra pillows and blankets to hair products, soaps, a hairdryer, safe and good size television.
Wi-Fi was great. The room was cleaned daily. We stayed in a junior suite - Room 15 - and there was a lot of space and it was very comfortable. Room 15 is in the back upstairs and very quiet and private, other than seeing two sweet cats on the nearby terrace or stairs every so often.
Breakfast was our favorite meal of the day. Fresh breads and pastries, eggs, meats, cheese, yogurt, and more. The coffees from cappuccino to espresso and Americano were rich and strong. The best we had in Rome! Happy Hour was also fabulous offering little sandwiches and snacks with a cocktail or soft drink. Everything was fresh and delicious!
All who work there are kind, helpful and made our stay special from restaurant and tourist suggestions to arranging transportation to and from the airport they were just wonderful. (Definitely have gelato at Otaleg and dine at Capo de Fero.) They do everything they can to make you feel special and meet any need. It was a perfect!

Wonderful hotel in a beautiful courtyard. So tranquil yet in the middle of everything in Trestevere. Staff are amazing everyone from reception, breakfast team and housekeeping. The Happy Hour and buffet was very enjoyable after a days sightseeing. Will definitly return her. Loved it all.
