On the positive side, the location is great and the staff at breakfast and on the beach was friendly. This, however, is where the postive things end. Apart from this, this place is in desperate need of some extensive renovation. The bathroom in our room was in a state that made us wonder, whether it is healthy to stay there... The faucet was loose (!), rusty and covered in chalk and the whole bathroom smelled of mildew and something else we did not want to know what is was and where it came from. Therefore, after two night we decided to move to another hotel despite the fact that we had a booking for nine nights. The worst thing, however, is the fact that this place seems to have a sincere management problem. When we checked out, the lady at the front desk noticed that we are booked for another week. When we told her that we had a problem with the state of the room, she was just like "OK" and continued checking us out without any further questions and, of course, without offering us any refund or compensation for the remaining 7 nights! Maybe they have this situation regularly... If I would be the manager of this hotel and had guests leaving early dispite having paid for the room for 9 nights, I would be desperate to find out what the problem was and would try to solve it. Not so, however, at the Coco Unlimited.

The staff at the reception (but effectively all the staff there) were very kind and helpful. Breakfast was really good. We also had dinner at the hotel restaurant during our stay and we enjoyed that as well. We really liked our stay at Coco Unlimited. Pity that the beach (although beautiful) is exposed to wind and the sea is nearly always very rough.

The Tulum beach road is filling up with concrete monstrosities but Coco Unlimited is an oasis of old school charm and simplicity, kindness and hospitality. We had a lovely cabin looking onto the beach, could rise at seven to greet the Mayan dawn, the catering was fantastic, all the staff were exceptionally helpful, with special mention for Leslie who found us the various excursions (to Coba and to Chichen Itza) that we couldn't have so succesfully planned and carried out without her.

At first, I felt this gem was not “posh” enough for me. No TV, no mini bar, minimalist room. And then, I got the vibe. We literally walked out of our room to the sand of the beach. Total chill environment. No grand granite lobby, just simple and absolutely charming. One big plus was the restaurant. While they have an extensive menu, you choose from about 8 offerings for breakfast included in the price of the room. I have to say it was probably the very best omelette I’ve ever had. And omelettes are not easy! Also, because of travel on day one, we had dinner there and our table was on the sand of the beach. The tempura shrimp tacos were yummy. Also, the staff were extremely helpful and friendly, especially Edith at the front desk. She was incredibly helpful and made our stay perfect in every way. If we ever venture back to Tulum, we would definitely stay at Coco Unlimited. And to add one last point, the position of this little gem is perfect. You are in walking distance to all of the Michelin rated restaurants and shops. But it is situated at the end of the main attractions. So you can easily walk to everything, but not close to the loud beat pounding beach lounge music pulsating every minute.

Coco Unlimited is a great experience for anyone who wants to stay in Tulum’s Hotel Zone. From the moment the door opened on our airport transfer, the vibes were embracing us and taking away the noise. - The staff at the front desk were amazing. Full of information and always helpful with a smile. - The resort is beautiful. The Coco vibes are everywhere. Soft “chill” music, the waterfall at the salt water pool, the wind in the trees, the beautiful gardens, and let’s not forget the white sand beach and turquoise blue water. - The restaurant is great. It’s hard to beat a breakfast (included with our stay) with the vibes, the surf, great friendly staff. We dined out most of the time but the night we did stay in for dinner, it was the same great experience. - The room was great. We stayed in one of the pool view rooms and had no complaints. The shower was awesome. The bathroom was clean and spacious. Air conditioning kept the room very comfortable. The one thing that we would’ve liked to have is a coffee maker in the room. Morning sunrises are so much better with coffee. Well done Coco Unlimited!! We’ll be back again.

Overall, we had a good experience at Coco Unlimited. However, our biggest issue was not with Coco itself, but rather the volume of music coming from the club two doors down called Zamna. Our room was on the side of the property closest to the club and from 7 PM to 2 AM the music was blasting every night. The bass was vibrating our windows and mirrors and reverberating in our chests. We had to wear earplugs and noise cancelling headphones and it still wasn't enough. After two nights, we asked to switch rooms to the other side of the property and luckily, they were able to accommodate us. It helped but the music was still extremely loud but without the vibrations. We still had to wear the ear plugs and headphones to be able to fall asleep. If I knew there was a club so close, I would not have chosen to stay here as we were not looking for a party scene. According to the front desk, the club area is down the beach further, but this property was recently sold to the club. On the positive side, both rooms were nice and clean. The property was laid out nicely, resembling winding jungle paths and a tucked away oasis. The pool was small but nice with a waterfall feature and hardly anyone was in it. The beach was peaceful and there was plenty of chairs and sunbeds to choose from that had shade. The front desk was very responsive and helpful between requests, getting the new room, and helping us arrange transportation. The restaurant had good food but a bit pricey. The breakfast that is included in your stay was a great benefit to booking with Coco and breakfast was always a good meal. However, the service from the restaurant left a lot to be desired. One day we had an excursion at 8 and breakfast started at 7:30. We arrived right at 7:30 and ordered yogurt so it would be a quicker option, but we did not receive it before we needed to leave because the restaurant was not ready yet. Also, we requested room service one night via Whatsapp. The message was read but there was no response and we never received our meal. Additionally, during the day servers would never ask if we needed anything even though they usually do at beach clubs. Overall, we had a nice experience at Coco and it was beautiful but unfortunately, I would not stay there again due to circumstances out of their control.

We stayed here as part of our wedding anniversary and Christmas celebration. We’ve been to Cancun, Playa Del Carmen, Isla Mujeres and Cozumel but this was our first visit to Tulum. We’ chose to stay here because of the good reviews. The hotel definitely has a very rustic charm with a little chic mixed in. The rooms are designed in a white adobe style with minimalist decor. The first room we were given had a balcony with a nice partial side ocean view but we couldn’t sleep due to the noise from the occupants above us. The front desk staff kindly offered us another room on a higher floor that had a built in upper level loft with a twin bed. The side ocean view from the second room was much nicer given the higher floor. The stairs to the upper loft were not safely constructed and would not be ideal for another adult or young child to occupy. Because it was just the two of us, we stayed on the main level. All the hotel staff we encountered are extremely pleasant and hardworking. We enjoyed eating the delicious breakfasts every morning. The beach is somewhat swimmable with some days having stronger currents. There was no seaweed or sargassum during our stay which was great. We also enjoyed swimming in the refreshing pool with the faux waterfall. We booked a couples deep tissue massage with the spa on site and it was one of the best massages we ever had. The quiet and relaxing location is within walking distance to many restaurants and stores and a short cab ride away to other key sites. Overall, we would recommend this hotel to others.

When we asked the hotel about it they said sometimes the boilers blow out with the wind, but even after asking about it daily the water never got warm. Aside from the water situation. The bathroom was in need of repairs. The screen on our shower window was ripped so bugs were coming through. The mirror was tarnished in multiple places, and the faucet was rusty and corroded. We even switched rooms and this was the nicer of the two bathrooms. The property itself (taking out the rooms/bathrooms) was nice but small. We enjoyed the hammocks all around, the pool, and beach area. Although we thought the beach area was a lot larger… I think they show their other property (which is currently closed) on the reviews, website, and social media which is a bit misleading.

Be careful with this hotel. They cancel our reservation 20 days prior to our arrival. They said they will do some arrangement's to the hotel. That wasn’t true the hotel was working as usual. They were overbooked. That’s not fair when you plan your vacations and months ago.

We stayed at Coco Unlimited for 4 nights in July. This is my second time staying at this hotel. I love the free standing bungalow style of this hotel. Staff are very friendly and welcoming. Upon arrival we were welcomed by Leslie at the front desk. She was super sweet and accommodating. She upgraded our room from a second floor garden view to a first floor pool view after I expressed that I have back issues and can’t climb stairs. It was a pleasure to see her face every day at the entrance desk and she was very helpful in giving us information and suggestions about places to visit. Breakfast was included and delicious in a beautiful rustic sea view restaurant. Employees were working around the clock cleaning the place and making improvements. Beach bar was beautiful and beach lounges were available all the time. The only downside was that there was an accumulation of seaweed in front of the water which made the view a bit unpleasant. Some other hotels had people cleaning the seaweed in front of their hotel daily. The location of Coco unlimited is very central and walking distance to all happening restaurants and beach clubs. Only a 5 min walk from Taboo and Tantra. I need to also thank Mike at the front desk who accommodated us with a late check out since our return flight was delayed.

Parking was included and there was always someone keeping an eye on the cars. The room was big, bright, clean, simply but tastefully decorated and it had a wonderful view of the ocean. Breakfast was included and there are several tasty options for breakfast, lunch, and dinner. The servers at the beachfront restaurant are friendly and they serve food and drinks at the restaurant, the beach, or to your room. The staff rake the algae from the sand every morning and the beach club has comfortable beds, lounge chairs and shaded areas to relax in the sun. The pool was just right when we wanted a break from the sand. In addition, I had an incredible holistic massage with Luis. We definitely want to go back!

Quite pricey for a hotel which has poor bathrooms, no bath robes, towels are hard, no tv in the bedrooms and the breakfast offering was poor. Drinks are hughely overpriced. How can they justify a charge of £35 for two smoothies and a diet cola? A sparkling wine was £16. The service was ok, hotel quite rustic but very basic. All they seem to be concerned with is tipping. Would I stay again? Tulum is amazing - but that hotel is way overpriced.
