My wife and I have been coming to The Belleview Inn since celebrating our wedding reception there in 1993. It has always been a special place to us. A lot has changed since then and not for the better.
A few years ago, we booked a 3 night stay, only to be welcomed with a major construction project happening outside of our room. It was so loud that we couldn’t enjoy any of the outdoor amenities. Had we been informed about this beforehand, we would have make other arrangements.
Fast forward to last year...after reserving a very special suite for our 30th wedding anniversary, we arrived to find out that they switched our room. They gave our room away to another guest. The General Manager admitted the error and said he would accommodate us on our next visit.
I reached out today to book a 3 night stay for our anniversary next week. I spoke with the new General Manager about our experience last year. She seemed the least bit interested, almost to the point of being bothered. She offered us a 20% discount off our room rate. Since Florida Residents already get a 15% discount, her offer amounted to a net 5%. Hardly accommodating.
It’s unfortunate that after 30+ years and countless referrals over that time, we are closing this chapter at The Belleview Inn. Hopefully this review will get noticed by someone at Opal Collection Resorts.

I loved most things about our stay, we checked in early which was wonderful, the staff were wonderful too.
I’d like to point out how dangerous the plastic seat in the shower is to sit on, as it’s very slippery, luckily I didn’t fall I have a serious spinal problem and it would have been very bad for me.
The plastic covering the entry step into our shower was so sharp I hurt my toes twice, I did learn after that.
A disappointing part of our stay was the dust levels in the room were like nothing I’ve ever seen in a hotel room, it clearly hasn’t been cleaned properly and the AC just blows it around.
I’ve stayed in 4 hotels this trip alone and many around the world and this isn’t acceptable.
I was also greeted by 2 long black hairs sticking out on the shower wall which was unpleasant.
I would love to return and have faith these problems will be corrected, I didn’t complain because I couldn’t be bothered, I was grateful to get away from the flooding in Naples Florida and was happy to see the sunshine

We enjoyed our stay here, however, be aware that there is not much nearby regarding food. You can eat at the adjacent country club, but it has a dress code - collared shirts for men, dresses, skirts or nice slacks for women, no jeans, shorts or leggings. The only suggestion I have is a microwave in the room to warm food. Nice touch of a picnic basket for breakfast consisting of a croissant, apple and orange juice.

Beware that this upscale hotel does not have a restaurant! The 'continental breakfast' consists of a croissant and an apple which are left outside your door in the morning. You make hot beverages with a Keurig. Aside from being a meager offering, this process generates excessive packaging waste which fills the trash (apparently not 'recycle') can each day. There is a country club nearby where you may be able to book a meal, but only if you have attire which satisfies their 'strictly enforced' dress code.
There is a snack shop in the hotel with an assortment of offerings.
The hotel imposes a daily 'resort fee'. It 'covers things like internet access, a daily paper, bath robes in rooms, and others. Unfortunately, the 'WIFI internet access' has such dire warnings for users as to make you wonder what sorts of account security or computer problems you will encounter if you use it. Daily newspapers -- OOPS -- staff said they were discontinued a couple of years ago. Unfortunately, that change has not made it to their website. Bath robes in rooms -- OOPS -- there were none in our room. Apparently, you have to request them.
The bright spot for our visit was a lady named Lisa Marie who greeted us on arrival. She also works in the snack shop. She was unfailingly friendly and helpful when we had questions. She provided a sheet with recommendations for local restaurants. We took her suggestions three times, and we were happy with the results!

Arrived asked if room was ready was told yes, went up to room, wrong beds, came down was told hotel was fully booked , yet they moved us across the hall, with a "tub" for a shower, so slippery getting in and out, not the view we reserved, and no one running the place had been empowered to address the issues or compensate us for the issues. It's about delivering on what you promise and it seems they can't quite figure that out. When you spend hard earned money over $350/night you have some expectations and this weekend it failed miserably, so much we left a day early. How do you not give your weekend staff the authority to resolve issues, and make it right, Mr. Palmer, you dropped the ball and lost a customer.

Disappointing stay
We stayed for 2 nights at the Belleview which has to be said is visibly impressive both inside and out. We had a warm and helpful welcome by Lisa who filled us on some of the history of the place and also kindly upgraded us. There are a couple of rooms dedicated to the history of the hotel and who has stayed there which is very interesting. There is no beach access but a perk of the stay was access to a sister hotel - Sandpearl where you had free valet parking and beach access in Clearwater.
There were however a couple of points which really marred our stay. Firstly, our room wasn’t made up the next day and we were told we had to request the room to be cleaned by housekeeping and it wasn’t automatic. Housekeeping had left for the day. This was a bit frustrating as 4 of the pillows on the bed didn’t have any pillow cases on them.
Also more importantly there was an event taking place at the hotel that we were not told about prior to our booking. This was an event for the Salvation Army. It started on the first night and continued until we checked out the next day. That would have been ok if it was confined to one room, but it wasn’t. It basically took over the entire hotel. As a paying guest I really do not think it is on that we had to creep around an event for unpaid guests. I wanted a day to relax by the pool and instead had to listen to a man shouting on a microphone judging a gingerbread competition. As I understand it was the hotel sponsoring this event which was all well and good but not to notify paying guests that the event was taking place is unacceptable in my opinion. It’s about having a choice.
There is also no bar at the hotel and the restaurant is at the golf club and not associated with the hotel. I believe Belleview is more suitable as a conference centre than a hotel. If it wants to be a hotel it needs to prioritise that.

We recently stayed at the Belleview Inn for a 3 night getaway. First time here and we loved it! The property is absolutely beautiful. My husband and I both love historical buildings and this hotel has so much charm! The front and back porches are large and inviting with plenty of seating, rocking chairs, etc. to relax and unwind. The lobby is so beautiful and with a large wooden staircase leading up to the second floor. We had the Junior King Pool suite on the second floor which was large and very comfortable with a nice seating area and beautiful bathroom/shower.
We took advantage of going to the Sandpearl resort to use the beach facility there. We had lunch at the outdoor restaurant, Tate’s, that was next to their pool. It’s always nice to go to Clearwater Beach but we were sooooo grateful to be able to come back to the Belleview Inn for a more peaceful environment. The Sandpearl’s pool (although you can’t use their pool area) was so crowded and with screaming kids running around all over the place. The Belleview’s pool was very clean and never felt very crowded. There were plenty of available chairs and was so relaxing. We also used the hot tub one evening and we were the only ones there. It felt like our own private resort!
The only thing that wasn’t perfect is it was obvious that they are short staffed. The hotel manager Ted told us that is his biggest challenge- trying to fill the various vacant positions they have available. Getting good help these days is very hard to find, we see that everywhere even in our local area in Punta Gorda, FL. However even with the limited staff our trip was wonderful and we can’t wait to go back!!

We have stayed at the Belleview about 25 days in the past couple years. So pleasant, so quiet, so much history. We have always had an east facing room but you probably want a west facing pool view. The construction is complete so both sides of hotel are fine. We get a jr suite and it feels like we are visiting a grand hotel 100 years ago (but with private bath, refrigerator, and Keurig. :-) Nice pool and hot tub. Should be a great small wedding venue but they are probably forbidden by the town due to food and drink restrictions for some reason.
Bed & pillows are great. Towels nice.
Wonderful piano concert on Friday nights - worth the price of a room.
Two historical movies and an on-site historian explain the efforts to restore part of this grand old hotel. You also learn why they are not allowed to have a bar or serve food.
Croissant and OJ every morning. Espresso drinks available. Wildflower cafe is just up the street. Make dinner plans outside the hotel.
