1. We wanted to prepare a lot of our own meals (thanks Hawaii Costco!) and the kitchen was excellent for this. It had everything that we needed.
2. We hike/run/swim every day and it was so nice to have full size laundry in the unit. That makes packing easier (lighter) because you don't need so many clothes when you can wash them every couple days.
3. Free onsite parking!
4. Short walk to Kona proper (about a mile).
5. Excellent spot for our morning runs. Ali'i drive doesn't have a separate running trail or sidewalk, but the bike lanes are great for running and it is definitely a running hot spot. From 6am, you will find so many people walking, running, and biking along the beautiful coast. The traffic moves slow enough that it feels quite safe. If you don't like running next to the road, there is a nearby 3mi dedicated path nearby that you can drive to with plenty of roadside parking.
6. Super clean condo unit with excellent air conditioning. Great porch for enjoying morning coffee.
7. We don't use the resort-style amenities at most places (pools, bars, onsite dining), so this was more our speed. The two pools are quite nice and we did enjoy reading on the pool deck and looking at the ocean.

We spent a week here with another couple in different suites. We wanted something on the ocean with a full kitchen and Royal Sea Cliff did not disappoint.
First off, location is great. Easy to find, right on the ocean and a short 15 - 20 minute to all the shops and restaurants in Kona. There is also a small grocery - liquor store a 5 minute walk down the road. As others have mentioned, there is no sandy beach on the property but seeing the waves break off the lava rock shore is entertainment on its own.
The grounds are meticulously maintained. It seemed the crew were cutting grass, cleaning up fallen leaves and pruning the plants pretty much daily. The common areas of the complex, outdoor halls, lobby area and both pools were always spotless as well. There was always lots of (free) parking as well.
We had an ocean view suite which was clean, spacious and had two balconies. The furniture was dated (as others have mentioned) but everything worked, was well kept and comfortable. Something happened with our friends reservation so they were upgraded to an ocean front suite: what a treat! Spectacular views, sunsets and the sound of the waves crashing the shore was amazing.
Lastly, every staff member we encountered was very friendly and the concierge was also helpful.
If back on the big island, I would definitely consider staying here again.

We really enjoyed our stay! We booked a one-bedroom condo with an ocean view on Costco Travel. Upon arrival, we were upgraded to a two-bedroom condo on the 7th floor. The ocean view was excellent, with a spectacular sunset view right from your lanai. The location is great, with easy in/out access. Parking is great. The condo itself was nicely upgraded and decorated. Our unit was 702. If you need a two-bedroom, I highly recommend this one! The room was spotless, with plenty of clean towels and pillows for the king-size bed. We cooked many breakfasts there, as well as two dinners. (We stayed seven nights.) We used the coffee maker daily, ran the dishwasher twice, and used the stovetop numerous times. Everything worked wonderfully! Having a car in Kona is mandatory for any stay, so even though there wasn’t too much within walking distance, it didn't matter to us. The staff was terrific and helpful. Didn't spend any time at the two pools, as we were at the beaches for that. But they seemed very nice, standard pools. One for family and one “quiet pool”. This was our first time in this complex and would certainly consider staying here again!

I read about a million reviews before my trip to the Royal Sea Cliff, so I wanted to share my experience in the hopes that it helps someone else traveling there. We currently have a discovery membership with Wyndham. This allows us to try out some of their properties without/ before committing to becoming an owner.
The Royal Sea Cliff property is beautiful and well maintained. It's about a mile from the downtown area of Kailua-Kona (Ali'i Drive). It's an easy walk, with the right footwear. There is little to no free parking on Ali'i Drive, making walking my preferred choice. There is no bar or restaurant on the property. The closest restaurants are about 1 mile (or so) away in either direction on Ali'i Drive.
While the property was impressive, the room was not (room 605). Let me be clear, there was nothing wrong with the room, it was just extremely underwhelming. If you're used to traveling to places with extravagant hotel rooms, you will surely be disappointed. The bed was a size "full," which is WAY too small for two taller adults. The bed and pillows were also highly uncomfortable. The bathroom looked like it belonged in a hospital. The shower was extremely small and had no shelving, leaving you to keep your toiletries on the floor. Luckily, we did not spend a lot of time in the room, due to our packed itinerary. Had we not planned to be as busy as we were, I would have been disappointed to have to spend more time in the room. Also, as an FYI, there is no housekeeping. You can pay an additional fee to have daily housekeeping.
The concierge person we dealt with the most was Jason. He was awesome. He was extremely informative and gave us lots of advice about what we should do while on the island. He also gave us access to the beach closet, allowing us to use two chairs and an umbrella for our entire stay. This was very useful when going to the various beaches on the island. Because the hotel is a time share, he has to sign you up for a presentation. No bad feelings there - it's his job. You should expect it when staying at a time share. About the time share presentation...the woman who we met with (she will not be named) was NOT a good sales person. We were not interested in the first place, but when we told her that we were disappointed with the accommodations, she said that (paraphrasing) we got a crappy room because the crappy rooms are reserved for those with the discovery membership. She said they keep the nice rooms for the owners. If this is true, it is possibly one of the worst sales tactics that I have ever heard. One would think that Wyndham would want to provide excellent accommodations to those that they are trying make owners - but what do I know?!
Overall, the property is beautiful, the room was clean, and the employees were extremely nice and helpful. Just don't expect what you're used to when you stay at an all inclusive hotel in Mexico.

We loved our stay here! Our plane landed earlier than anticipated and staff went above and beyond to make sure we could check in early. They also automatically upgraded our room because we were celebrating our anniversary which was SO nice. Our condo was clean and comfortable and the view from the balcony was magical. The entire facility is beautiful, clean, and well maintained. We especially loved spending evenings by the south pool which overlooks the ocean under the palm trees. We will definitely return for future trips!
